This month Nigel Morrell from Norden

Area Forum touches on the ongoing and

serious issue of speeding in the village

which is very much at the forefront of all

our minds as we remember the tragic

accident which took place in December

killing a much-loved and highly respected

local lady. Our sincere condolences go to

her family at this time.

The Moss Row allotment committee have

been very busy, and this year are planning

to site a toilet which can be used by

someone with a disability as well as to level

an area in order to pave and provide raised

beds for all those with mobility difficulties.

Over 1300 crocus bulbs were planted at

the end of last year on Seven Acres Green,

a great local initiative involving many

local families and we look forward to the

wonderful display of colour in the Spring.

the Norden and Bamford area? If so, then

please get in touch as we would love to

share your walks in this magazine as we do

in the Milnrow/Newhey and Shawclough/

Healey issues every month.

DIRTY FRIES RECIPE

SERVES 4

1 SYN PER SERVING

READY IN 1 HOUR

What you need:

1kg floury potatoes, such as

Maris Piper or King Edward,

cut into wedges

Low-calorie cooking spray

1 onion, finely chopped

400g can chopped tomatoes

1 tbsp Worcestershire sauce

3 garlic cloves, crushed

2 cooked skinless and boneless

chicken breasts, shredded

170g fat-free natural Greek yogurt

Small pack fresh parsley, roughly

chopped, reserving some to serve

1 tbsp Parmesan, coarsely grated

Mixed salad leaves, to serve

What you do:

1. Preheat your oven to 200°C/

fan 180°C/gas 6.

2. Put the wedges in a pan of

boiling water and cook for

4 minutes. Drain, then spread

the wedges out on a nonstick

baking tray. Spray with

low-calorie cooking spray

and season lightly. Cook for 45 minutes or until cooked

through and golden, turning halfway.

3. While the wedges are cooking, put the onion, tomatoes,

Worcestershire sauce and 2 crushed garlic cloves in

a medium-size non-stick saucepan. Bring to a gentle

simmer and cook for 20 minutes, stirring often. Stir the

chicken into the sauce, season lightly, then simmer until

the chicken is piping hot.

4. To make the garlic dip, mix together the yogurt, parsley

and remaining garlic, then put to one side. Spoon the

chicken mixture over the wedges, then evenly sprinkle

over the reserved parsley and Parmesan. Divide between

4 plates and serve with a quarter of the garlic dip per

person and some mixed salad leaves.

Heading into the New Year we are full

of hope for the future. We are looking

forward to spring, the arrival of the

new green shoots of hope, the budding

blossom of expectation.

As I write this the church has just

stepped into the season of Epiphany,

a time when we recall the revelation

of Jesus as the Son of God. We explore

again the stories of Jesus’ human and

divine nature and the hope that this

brings for all of creation. It is a season

which fits well into the lengthening

days as we head toward spring.

Those shoots of hope can be found

in simple pleasures like going for a

walk with others, crafting new artwork,

fitness classes which bring new energy

joining with others to learn more about

Jesus and sing praises to the God of

love. With this in mind we invite you to

Marmalade & Carrot Cake

This cake can also be made with lemon, lime or grapefruit marmalade for a tangier flavour.

INGREDIENTS

150g sunflower oil

4 eggs

375g grated peeled carrots

Zest of 3 oranges

25g mixed peel

3 tbsp orange marmalade

1 tbsp cinnamon

1tsp bicarbonate of soda

150g caster sugar

400g plain flour

Filling and topping:

150g butter

300g icing sugar

100g cream cheese or mascarpone

1 tbsp orange marmalade

1 orange +1 tbsp marmalade

+ 1 tsp boiling water

2 x 20cm sandwich tins lined

with baking parchment

METHOD

1. Preheat the oven to Gas4/170C/fan 150C

2. Line tins with baking parchment on base and sides

3. Whisk together oil, eggs, orange zest, carrots, mixed peel

and 3 tbsps marmalade in a large bowl. Add cinnamon,

bicarb, sugar and flour and fold in thoroughly.

4. Divide the mixture between the two tins and bake for

35-40 minutes until a skewer comes out clean. Cool

completely in the tins.

5. Make the icing by creaming the butter until soft and

gradually beating in the icing sugar. Whisk in the cream

cheese and one tbsp marmalade.

6. Remove cakes from tins and remove paper. Place one

on a plate and spread half the icing on top evenly. Place

the other cake on top and spread the top with remaining

icing. Chill for 30 minutes.

7. Pare the rind off an orange and cut into

thin strips. Mix with the remaining

marmalade and 1 tsp boiling water.

Sprinkle over the cream cheese

and serve.

A New Year Brings Challenges

to Our Community

Thanks to the efforts of our

residents, Christmas, and the New

Year in Norden was a largely a

similar success to previous years.

The NEEVA Team provided an excellent

array of Christmas trees and lights and

our Ward Fund provided additional

festive light displays along Edenfield

Road, with the assistance of the Street

Lighting section of our Council.

Festivities were muted a little because

of a fatal road accident near the centre

of our Village which resulted in the

demise of a local lady who had been

a distinguished servant to the Borough

of Rochdale - our condolences to her

family and friends .

A major challenge to our Councillors

and local and regional government

officers is to explore all options in

the search for measures to improve

road safety and speeding throughout

our Ward. Discussions have already

started with a number of agencies

including GMP, with a view to financing

and implementing such measures as

quickly as possible.

Unfortunately there are no instant

solutions to the unacceptable

behaviour of a minority, but rest

assured that Councillors, Council

Officers and myself will be exerting

every effort in the coming weeks to

find answers.

The special environment of our Village

remains under threat as the New Year

starts. Covid has provided opportunities

for all of us to take more time to

enjoy our rural surroundings, but this

enjoyment is blighted by fly-tipping and

indiscriminate littering which diminishes

the amenity of numerous locations

throughout Norden. How difficult is it for

visitors to bag up their food wrappers

and coffee cups and deposit them

in the numerous bins which we have

striven to provide over the last decade?

Are we asking too much when we say,

“enjoy our special Village, but please

leave it as you found it when you leave”?

Inconsiderate and dangerous driving

should be a menace at the forefront

of everyone`s mind all the time. Narrow

streets and lanes are a feature of

Norden as well as a number of other

Wards in our Borough. Motorists need to

adjust their mindset when navigating

these routes as these routes are

often used by the younger and more

vulnerable members of our community

and the utmost care is needed to keep

them safe. Young walkers and runners

as well as cyclists and horse riders

often use our secluded lanes to hone

their skill, you can help keep them safe

by adjusting speed and observation

appropriately. The local horse-riding

community has done it`s best to

highlight danger, by holding a Pass

Wide and Slow event in the Autumn and

their efforts should not be forgotten

in the New Year. Our council Highways

Team has recently renewed the Quiet

Lane obstacles on School Lane to

remind all motorist of the unique status

of the Lane and the need to avoid

treating it as a rat-run.

Off-road motorcyclists are still a threat

to our natural environment and other

legitimate road users. There have been

many encounters between local drivers

and these machines which are often

untaxed, uninsured and unroadworthy

as well as being ridden by under aged

riders. The riders of these machines use

Rights of Way which, by law, they are

prohibited from using.

A number of them use local moorland

for their activities and this is not only

degrading an important asset in the

fight against Climate Change but is

also having a detrimental impact on

the livelihoods of local farmers who are

the custodians of our moorland.

Should you encounter such antisocial

behaviour, you can do your bit to assist

by reporting matters on the GMP Live

chat facility on their website . This is

a quick and easy means of reporting

which will bring these issues to the

attention of the authorities.

GARDENING TIPS AND ADVICE

FOR FEBRUARY

1. At the end of the month sow tomatoes, peppers and chillies

in a heated propagator or a sunny windowsill.

2. Complete pruning of climbing roses and rose bushed before new growth becomes too strong.

3. Prepare soil in areas where you’ll be planting Summer bedding. Spread a 10cm layer of

compost and fork it down into the soil. This will improve drainage, fertility and soil structure.

4. Spread organic mulch such as composted bark or well decomposed manure over areas

of exposed soil. This prevents weeds and seeds germinating when the weather warms up,

reduces moisture evaporation from the soil.

5. Buy gladioli, dahlias and Summer bulbs.

6. Cut back invasive ivy plants to keep them where you want them.

Do this by cutting back long shoots to the base. They tolerate

being pruned back to their woody framework, and new growth

will quickly develop in Spring.

7. Prune Summer flowering deciduous shrubs (ones that lose their

leaves in Winter) such as Buddleja (Butterfly Bush).

Rochdale Philatelic Society

Meeting - 14th December 2021

Aptly, a display of Victorian Christmas Cards began our seasonal

meeting of members philatelic items. It was noted that 1960 was the

last time Post Office Staff worked on Christmas day and from 1963 to

1970 the Post Office replied to all letters addressed to Father Christmas.

The next presentation covered the Manchester 2002 Commonwealth

Games and included stamp memorabilia, advertisements, and tickets.

Items from a specialist Malta collection followed and included WW1

Prisoner of War (pow) held on the island. We also looked at a display of

New Zealand Christmas Stamps starting with single stamp issues from

1960 to 1970 after which Christmas Stamp Sets were then issued each

year after 1970. This was followed by Italian

postcards mailed from tourist hot spots and

finished off with a colorful display of UK

Christmas stamp booklets.

Man of Rochdale raises over

£17,000 for Springhill Hospice

The annual Springhill Hospice Man of Rochdale

Luncheon returned last November at Rochdale Golf

Club after a two-year absence and raised a staggering

£17,070 for the Hospice.

The event saw the most dedicated and inspiring men from Rochdale

celebrated for their hard work.

This year’s deserving winner was Lieutenant Commander Lawrence Scholes

Smith. Lawrence is known for his involvement with the sea cadets and has

helped raised in excess of £300,000 to help fund them.

This year’s event was held in a new location, Rochdale Golf Club. The

luncheon saw 200 guests enjoy a delicious four course meal and were entertained by guest speaker,

footballing legend, Jan Molby kindly sponsored by Performance Doorset Solutions Ltd.

This year’s award saw over 30 local men nominated for the award.

Vicki Murray, Corporate and Partnerships Fundraiser from Springhill Hospice said;

‘This year’s event was incredibly successful even in still quite difficult times. Rochdale Golf Club was a

fantastic venue, it was full to capacity and the money raised will make a massive difference to Springhill

Hospice. Many thanks to our sponsors, Jackson Jackson & Sons, Performance Doorset Solutions and

Another Rochdale/Norden

in Bloom Neighbourhood

Project on Seven Acres Green

Early in 2021 local families joined in the planting of 15 tree whips on the green

at Seven Acres Lane. This produced many favourable comments from others in

the area so it was decided that we would invite all those interested to plant

crocus bulbs in the Autumn.

During two afternoons in late November, over 1300 crocus bulbs were planted. Again we

involved local children and families of all ages who are all now waiting for the crocus flowers

to appear in Spring. As the children take great interest in the whips which are all flourishing,

we have planted some Daffodil bulbs in the tree pits, where they shouldn’t be disturbed when

the grass cutting starts. Families brought along their own bulbs and also helped to plant over

500 purple bulbs donated from the Rotary Club via Rochdale in Bloom. This is part of the

Purple for Polio Rotary Club project. Early emerging Bumble Bees are particularly attracted

to purple crocus for food.

We also had a monetary donation from Mrs Susan Weall whose Father lived in one of the

bungalows overlooking the Green, before sadly passing away. He loved yellow crocus so the

money provided another 300 yellow crocus to which early emerging butterflies are attracted.

We are grateful to both the Rotary Club and Susan.

Rochdale in Bloom took this opportunity to thank Debby and Alec Grindrod for their help

in organising and continually maintaining the trees on the green by presenting them with a

Rochdale in Bloom certificate to recognise their outstanding community effort.Thank you also

to the many families and children who took part in the project.

We can now look forward to an outstanding, colourful display on the Green and if the project

is successful we can plant more again in Autumn 2022.

We know that people walk on the green but we would be very grateful if they would please

respect the efforts and anticipation of the children and families and refrain from walking where

the crocus are flowering.

MOSs ROW ALlOTMENTS

Update from MoSs Row ALlotments

Life on the allotments passed quietly last year with plot holders trying to

catch up on work and working parties maintaining and tidying the site.

There were several new tenants joining us and as we established new

relationships, we were all enthusiastic about the site and the increased

number of members in the working parties.

Although the year passed quietly, it went out with a bang! It had always

been our aim to make the Allotments a place of “Access for All,” so with

this in mind we decided to apply for Lottery funding. It was a last-minute

decision made right on the deadline of the application time and so we

worked extremely hard to complete the application in a short space of

time. I’m happy to say that it was entered in on time, but we didn’t hold

out much hope for success. However, we received the news in October

that our application had been accepted, it was a shock all round! The

project is now under way and is hoped to be completed by June 2022.

The allotment toilet is now passed its best and cannot be used, up

to this point that hasn’t caused too much of a problem as there have

been no visitors on the site, but it will be needed when members of

the Community start to visit again. The first stage of the project is to

purchase and site a toilet

which can be used by

someone with a disability.

It is hoped that there will

be enough money for the

next stage of the project

which will be to level and

widen a path which leads

to the wildlife/community

area making the entire site

accessible by wheelchair.

This has been an

ambition of the allotment

Committee since the site

became self-managed

in 2006 but there were

other priorities which

needed to be carried

out first over the years.

The next project will be

to level an area close to

the toilet and to provide

paving and raised beds

suitable for someone with

mobility difficulties. It has

always been the intention

for this area to be used in

this way.

There are currently

community beds which

are planted up with

flowers, but these too are

not in a good condition.

We will probably need to

apply for further funding

to achieve this stage so a

busy time ahead for us.

Thank you to the National

Lottery “Community

Fund” and Ikea “Places called Home Grant” enabling the Allotments

to fulfil their ambition to have “Access for All.”

Other great news is that we made a last-minute entry into the R.H.S

Northwest Rochdale/Norden in Bloom competition and once again

achieved a Level 5 ‘Outstanding’ award. This was unexpected but

very gratefully received.

level walking but with a short but

steep climb up Birch Hill.

Setting off from Syke Chapel head north along

Dewhirst road. After a short distance there

is a metal gate on your right. Go through the

gate and follow this path through a copse and

another metal gate until you come to a style

and a stream which you cross by the stepping

stones or a narrow plank.

Turn left and cross the road and after a short

distance take the footpath on your right which

leads onto Elm Grove. Continue along Elm

Grove until you reach number 13. A footpath

takes you between the houses onto Birch

Road. Turn right and after a short distance left

into Westmorland Drive. Take the right fork

onto Birch Hill Lane and continue along the

lane until you see a footpath sign on your right.

Cross the stile and take the path immediately

to your left. The path rises steeply to the crest

of Birch Hill. The climb is worth the effort. On

a clear day there are excellent views in every

direction. To the west is Wardle and beyond

that Brown Wardle and Middle Hill. To the

north is Crook Moor and the wind farm.

Continue on this path which passes through

the fields and over several styles finally taking

you up a steep bank, over another style and on

to Rydings Road. Cross the road bearing left

and descend the steps to Rydings Dam. Take

the path to the right which takes you across

the dam embankment Follow the steps up the

side of the valley. The path can be difficult to

see but head towards Wardle.

As you approach the houses on Wardle road

look out for a turn in the path to the right

which leads you between the houses and onto

Wardle road.

Looking east is Shore, Littleborough and

Hollingworth Lake with the Pennines beyond.

The Rakewood viaduct, Blackstone Edge and

the White House can be seen in clear weather.

By contrast the view to the South is a largely

urban landscape taking in Rochdale and

Manchester.

From the crest of the hill continue to follow the

path south and then bear right across the field.

From here retrace the route of the outward

walk. There is about ¾ of a mile level walking

but with several stiles and the stream to cross

to reach the starting point at Syke Chapel.

This stretch of the route can be difficult to

follow but continue until you reach a path and

trackway which takes you north and back to

the stile which you crossed when ascending

the hill. Turn left along Birch Hill lane retracing

the walk as far as Wardle road. Cross the road

and proceed down Lawflat which is in front

of you. At the bottom of the lane cross the

footbridge and follow the footpath to the left.

This path can be very muddy in places but

takes you along the north side of Rydings Dam

and up the flight of steps onto Rydings Road.

Turn left and walk downhill for a few yards until

you see a stile on your right. Cross the stile

and descend the steep bank.

From The Archives

Almost every boundary set around a

part of England may be identified as

a parish and most parishes have their

own consecrated parish church open for

Christian worship and the pastoral care

of the people within that boundary.

The parish church in Rochdale is

administered as the Church of St Chad,

Chad being a 7th century churchman

possibly coming from a family of

Northumbrian nobility who had been a

student at Lindisfarne and became Abbot

of Lastingham and for a period, Bishop of

York. Chad died in the year 672 and the

town of Chadderton is most likely named

after him.

As mother church in the parish of Rochdale,

the earliest building of St Chad’s is a matter

of debate. Certainly there was a church on

the site overlooking the town of Recedham

or Rachedale in either the late Saxon period

or just after the Norman conquest, the mid

11th to early 12th centuries, although the

date is open to question. What is recorded

however is that in 1194 land was given by

Adam de Spotland for religious purposes

in order (as Wild in the 1970’s suggests) ‘to

save his soul and that of his family.’ The

current handsome gothic structure standing

up on its lofty ridge is not exactly the one

from the middle ages although the tower is

reputedly the oldest part of the building.

The siting of the church has been the

subject of the ‘fairy builders’ myth whereby

on a number of occasions the stones and

materials that had been assembled by

the River Roch near Newgate where the

church was supposed to be built, were

mysteriously and at night re-gathered at the

top of the hill where the church now stands.

Eventually accepting this supernatural

indication of its proper site required 124

church steps to be laid leading to the

religious place. Less romantically, the real

reason for the site would have been its

prominent place near a raised earthwork

which formed a nearby hill sometimes

called a ‘castle’ which overlooked the

valley and the Roch. Notwithstanding any

supernatural beginnings which would have

almost certainly have been discredited by

him, the first vicar of the church of St Chad

was Geoffrey de Lacey, Dean of Whalley in

1194. On Geoffrey’s death Roger de Lacey

gave the church to the Cistercian brothers

of Stanlow who later moved to Whalley

Abbey. Thereafter the vicars were Sir

William de Dumplinton in 1238, John de

Blackburne in 1250 and Roger de Marland

in 1277.

Structurally the building has been changed

over the centuries although Wild in his

short book on the subject suggests that

the remains of a Saxon wall were found

in the north west corner of the churchyard

as evidence of an early church. However,

re-building was carried out between 1470

and 1480 and, as a gift from Robert Belfield,

extensions added around 1530. It would

seem that the building became dilapidated

in the 18th century to such an extent that

Lord Byron paid for general renovation of

its walls and the roof. In the 19th century

a clock set in the tower was removed and

more recently Canon Nightingale ordered

work costing £40,000 carried out in 1952.

Architecturally there are interesting external

features to the church such as the West

door which has twin angels (one holding a

harp the other a timpani), the carvings of

Queen Victoria and Prince Albert on the

tower as well as three fish representing the

roaches in the River Roch. Erected in 1873

the current porch replaced an older one

ordered by Henry Pigot the vicar in 1700

over which stands a fine carving of St Chad

holding up a church with angels to either

side of him.

There are different entrances to the

churchyard leading to the Parish Church,

one is by climbing the 127 steps, another

by the Lychgate and stocks and a third

by the western wall (a private entrance).

Interestingly, this high western wall was

erected by Dr Tunstall vicar between

1757-62 allegedly to prevent his daughters

playing with the local children for fear that

‘they might acquire a northern accent.’

In its interior in 1845 the church was known

to be heated by steam pipes. In the 19th

century Dr Molesworth told Dr Dearden,

both important townsmen, that people

were feeling the cold in church to which

Dearden replied ‘Tell them to drink a quart

of ale before they come to church and they

will noan be starved.’ Looking up from

their pews the cold congregation would

have seen a memorial window in the West

of the church designed by Burne-Jones

and dedicated to the parents of Clement

Royd with glass by William Morris. One

amusing aside concerning the church is an

entry in the churchwarden’s records of 1643

identifying expenses for ‘three hedgehogs,’

these being bought to keep the church free

of insects in the rushes which in those days

were laid to carpet and warm the interior of

the building.

Greenbooth

& DISTRICT LOCAL HISTORY SOCIETY

The End of the Hutchinson Reign

We left our last visit to Greenbooth with

an insight into school life and activity

within the village. James Butterworth’s

daughter Mary Hutchinson had held an

almost regal position within the village.

The Hutchinson’s had provided work,

housing and education for the village

population and they were pillars of the

community. They lived at Upper

Tenterhouse, a very large and grand

mansion with 26 bedrooms, set in a

substantial plot of land with a boating lake.

They hosted many grand parties and lavish

dinners. Their wealth, although providing

them with an extremely privileged lifestyle,

also generously supported the local

community.

Mary’s husband Robert Hopwood

Hutchinson had been born into a family of

wealthy Blackburn cotton manufacturers.

Now their eldest son Robert Percy

Hutchinson joined his father in the

managing of his Nova Scotia Mill in

Blackburn whilst the youngest son Arthur

Lord Hutchinson worked alongside his

mother at Greenbooth Mill. The sons both

had very different personalities and Percy

put the benefit of his privileged education

at Eton and Harvard to use by developing

his business acumen. He became interested

in politics and set up some independent

business dealings, for a while even living

in Geneva. Arthur on the other hand was

content to remain steadfast to the family

business in Greenbooth. When Percy took

himself off to London to pursue ventures

new, Arthur married Florence and went

on to have a daughter, Beryl. Both Arthur

and Florence lent enormous support to the

people of Greenbooth and Norden, Arthur

following on from his father as president of

Norden Cricket Club and was to remain in

that role for the next 27 years from 1881

to 1908.

The mill at Greenbooth had been doing well

under Arthurs stewardship but now in 1908

it is up for sale and its closure in many ways

was to signal the death knell for the village

of Greenbooth and its inhabitants. It is a few

years later before the cause of the downfall

is totally revealed. Back in London, Percy

had become reacquainted with a man called

MacKenzie, a previous contact of his, and

a somewhat dubious character. Despite

his privileged and extensive education it

failed to protect him from being led astray

by MacKenzie, a corrupted forger. Meeting

up with him again, at a point where he had

got himself into financial difficulties with

the Blackburn mill, he became caught up in

some issue with the passing of fraudulent

They whole heartedly supported not only

the everyday working life of the village but

contributed heavily to social functions, often

hosting event at Tenterhouse and also allowing

use of Greenbooth school rooms

as a meeting place for social occasions.

All this paints a picture of great affluence

and yet we know that, due to financial

difficulties, the Mill closed its doors in

1908, so what was it that brought about

this fall from grace? A newspaper article of

1908 discussing the proposed sale, reveals

that the current wage bill was now around

£14,000 a year and that the Mill was the

largest rate payer in the Norden district and

therefore it was very much hoped that the

business would continue. Obviously the

closure of the mill would go on to have

massive implications for the local population.


cheques. He was accused of fraudulently

obtaining subscriptions and adjusting figures

on several cheques. This scenario was

widely publicised and must have brought

great shame to the family. The Common

Sergeant in passing sentence, said that while

he had no doubt that Mackenzie was the

ringleader of a very extensive scheme

of forgery, the prisoner’s connection with

him must have made him aware that the

man was a criminal of an almost desperate

character. He was found guilty and

sentenced to 4 year penal servitude at

Parkhurst prison on the Isle of White.

Arthur, had done his best to support Percy

through his problems but was unable to

maintain the required funding and needless

to say the financial impact hit the

Greenbooth mill heavily.

Both Arthur and his wife Florence had been

very active supporters of St Paul’s and

Bagslate Wesleyan Chapel. Most of the

social life of the day was centred around

church and family and the Hutchinson’s

fully embraced this way of life. Despite

having enjoyed enormous wealth and

privilege, Arthur does not appear to be in

the least ostentatious. In 1911, despite

having left Greenbooth and now living in

Maida Vale, Arthur sends a letter and a

donation to St Pauls for a fund raising that

was taking place at the time. He makes the

remark ‘My impaired means prohibit my

doing what I would like but I have pleasure

in enclosing you a small donation, and if the

negotiations I now have on for disposing

of Greenbooth and thus freeing myself of

a most serious liability bear fruit I will be

pleased to materially increase it.’

Club function he makes a very telling

remark. Talking of the club and its players

he says, ‘I am somewhat rather old

fashioned and sometimes thought there

were too many ‘matches’ and too few games’

he goes on to say that his preference was

for friendly games and stressed that they

had been fortunate in having so many local

players who had stood by the club instead of

pursuing their fortunes elsewhere’.

Somewhat of an analogy of how the

brothers had led their lives, Arthur

remaining steadfast whilst Percy needed

to seek his fortune elsewhere. Percy’s

wayward lifestyle was to have massive

implications for Arthur and indeed for

Greenbooth itself.

We can only surmise that Percy receiving

a guilty verdict took its toll on Arthur and

contributed heavily to his own financial

downfall. Arthur died only a year after

Percy’s verdict at the age of 52. A listing in

the Annals of Rochdale in 1912 under

‘Published Wills’ records his estate of

£38,160 gross and £4,511 net, a very clear

indication of the level of debt and weight of

the burden he had carried. Percy went on

to live in Dorset, married his second wife

Ellen Jane Read in 1925 and died in 1928

at the age of 75.

The buoyancy in the property market looks set to continue in

2022 as the ‘race for space’ continues, in turn this continues

to fuel the rise in house prices in Rochdale, which came out

third in terms of highest areas for growth in a recent report

from the Nationwide; Rental properties also continue to be

in very high demand.

As Revilo Homes start our sixth year in Rochdale, 2021 has been another busy

DEMAND FOR RURAL LIVING

The housing market is typically busiest in the first couple of months of the year,

with a spike in new listings as well as a surge in buyer interest.

There are bound to be more economic headwinds this year, the Bank of

England signalled their view with a recent small increase in interest rates but

the ‘pandemic-led’ search for space has further to run. Office-based workers

are still recalibrating their working practices and their home life, and some may

choose to make a permanent move, because they no longer have to live so

close to their place of work.

This is likely to maintain the demand and prices for homes in Rochdale, but if

you are thinking of selling, now is the time. Prices are expected to soften as the

year progresses. There is more room for prices to grow in the more affordable

areas, and Zoopla forecast average price rises of 4% next year, and 1.2 million

transactions, roughly the same level as between 2014 and 2018.
