Consents issued for new houses dropped last year across the three <strong>North</strong> <strong>Canterbury</strong> councils, but the region’s planners are continuing to plan for growth. Local real estate agents said they sensed the region is coming out of recession, with some confidence returning. Waimakariri District Council planning, regulationand environment general manager Kelly LaValley said 762 consents for new houses were issued last year, down from 836 in 2022 and 928 in 2021. While the consent numbers were down, it kept pace with Statistics New Zealand’s high growth scenario, which could see the district’s population grow from 70,000 to 100,000 over the next 30 years. Ms LaValley said aKFC has been consented for Kaiapoi, north of the river, while the council has received abuilding consent for the proposed Rangiora Medical Centre. Building consents have also been received for the new business hub in Southbrook, Rangiora, along with aconsent for astorage facility. The Hurunui District Council issued 482 consents last year, compared to 614 in 2022, including 142 for new houses down from 196 in 2022, building and property manager Kerry Walsh said.. Amberley was leadingthe way with 87 consents for new houses issued last year, down from 122 in 2022. In Hanmer Springs there were 18 consents issued for new houses last year,compare to 34 in 2022. The largest projectisthe Amberley Country Estate Retirement Village. The Kaikōura District Council issued 140 consents lastyear, down from 165 last year. The largest projectwas the Vicarage Views subdivision. Bayleys Rangiora and Hanmer Springs manager RossDitmer predicted abright outlook,with new legislation and interest rates beginning to drop. ‘‘There is still interest from outside the region, with the drift south continuing as <strong>North</strong> Islanders find it is affordable to live here and there is alot interest in lifestyle properties.’’ He said house prices were slightly cheaper in Waimakariri, compared to Christchurch, with the ‘‘laid back’’ lifestyle an attraction. Ray White Rangiora manager Stuart Morris said growth in Rangiora had been slow due to a lack ofavailable land, but he expected it to ‘‘crank up’’this year. ‘‘Bellgroveand Townsend Fields (Rangiora) are firingup, while Kaiapoi still has plenty of gas in the tank.’’ Mr Morris predicted ‘‘a steady as she goes’’ market this year, as the economy transitions out of recession. The average house price in the Waimakariri district was $650,000 to $700,000, with two bedroom units selling for as low as $400,000 and three bedroom homes selling for $500,000plus. At the top end, new builds could fetch as much as $900,000 to $1.2million. Nearly half of Waimakariri’s consents were issued for Woodend (354), thanks largely to the booming Ravenswood subdivision. Ravenswood sales manager Miranda Laney said the bulk of those consents were for stage 5, which were presold two years ago. She said the final stage (stage 6) is now selling, with just over 200 sections remaining to be sold. Just over half of the 1500 sections in the subdivision now have houses on them. Sections sold for between $350,000 to $450,000, while a house and land package sold for between $650,000 to $750,000 for athreebedroom house. The Ravenswood Central retail area of 20 hectareswas filling up fast, with Harvey Norman expected to open later this year, joiningfive restaurants, adental hygienist, achemist, fitness centre, bottle store and two service stations. Starting at noon on Friday, <strong>February</strong>24, at Amberley’s MainPower Pool, teams of volunteer firefighters will swim in relay over the following 24 hours. In partnership with I Am Hope Acting station officer Chris Reeves says the swim is to raise money and awareness for the cause. ‘‘It’s more than just a daring feat of aquatic endurance, it is about our shared concern for the mental wellbeing of youth in our community and throughout New Zealand.’’ Chris says he had the idea after facing his own dark times in life. ‘‘I wanted to find away to helpour young people before we are called in to help as firefighters.’’ He says volunteer firefighters for Fire and Emergency New Zealand, are responding frequently to Purple calls where an immediate medical response is required. ‘‘All too often these callouts are preventable if people can access the right support when they need it the most.’’ Raising funds means youth can continue to receive help when they need it and fast. Hesays he understands the toll that repeated exposure to trauma can take on one's mental health, and he wanted to do something that will benefit all. ‘‘From our station's perspective raising awareness in our community means we may be able to help limit the exposure our fellow colleagues have to endure in the future.’’ Chris says swimming is hard to do, just like coping with mental health issues, so the team thought it would be agood way to fundraise for Mike King's charity and have some fun as well. ‘‘Everyone is behind us, our families and other brigade membersare helping us out through the 24 hours in the pool. They will keep us fed and motivated.’’ Chris says they have also challenged other brigades to come down and join them for afew laps. The brigade has opened a GiveaLittlepage (Amberley Fire Brigade Swim For Hope) for people to donate and support them in their marathon swim. On <strong>February</strong> 23, the night before the swim, aGala Dinner hosted by Mike King, will be held with funds raised from this event going directly to the IAmHope Foundation.
