Ahora bien, en los casos en que no se pueda deducir el impuesto por haber utilizado el beneficio<br />
de las UDIS previamente, podrán deducirse algunos conceptos que tomará en cuenta el notario<br />
para calcular el impuesto correspondiente, tales como:<br />

Costo comprobado de adquisición. Se puede deducir el costo de la adquisición<br />
del inmueble. Se acredita, para inmuebles adquiridos antes de abril de<br />
2014, con la escritura correspondiente; con posterioridad a esta fecha, con<br />
un complemento de la factura expedida por el notario (CFDI).<br />
Inversiones en construcciones, mejoras y ampliaciones. Estas se acreditan<br />
con las facturas correspondientes. Es muy importante solicitar facturas y no<br />
solamente recibos simples sobre dichas inversiones.<br />
Comisiones a agentes inmobiliarios. Esto se refiere a la cantidad que se le paga a<br />
los mediadores o “corredores” inmobiliarios. Como decíamos, para deducir estos<br />
gastos deberá exigirse una factura al momento de la compraventa del inmueble.<br />
Como se puede ver, es recomendable acercarse a un asesor legal, a fin de calcular los<br />
impuestos de forma anticipada. Incluso, se deberían hacer estimaciones antes de enlistar la<br />
propiedad con un corredor inmobiliario, ya que, dependiendo de las cantidades a pagar,<br />
el precio de lista pudiera cambiar.<br />

time of the property sale.<br />
For these reasons, it is advised that you consult with a legal advisor to calculate income<br />
taxation well in advance. Furthermore, you should make estimates before listing the<br />
property with a real estate broker, since the listing price could<br />
change depending on the amounts to be paid.<br />
