Materials:<br />
Traditional, sympathetic building materials shall be used in<br />
keeping with the character of the village. Contemporary<br />
materials should be used carefully and thoughtfully and in<br />
small quantit<strong>ie</strong>s and only in conjunction and contrast with<br />
traditional materials.<br />
Landscaping:<br />
As with all development within the village, hard and soft<br />
landscaping should be a fundamental and integral part of<br />
any proposed scheme. Hard landscaping, along with street<br />
furniture, lighting and planting should be incorporated into<br />
all landscaping plans.<br />
Open Space:<br />
Open space should be provided in accordance with the<br />
standards set out in Chapter 5 of this plan.<br />
Accessibility:<br />
All development proposals must ensure that access to<br />
buildings, public transport and public spaces are accessible<br />
to people with mobility needs and have regard to ‘Buildings<br />
for Everyone 2002’ published by the Department of the<br />
Environment.<br />
4.3 Zoning Matrix<br />
Uses other than the primary use for which an area is zoned<br />
may be permitted provided they are not in conflict with the<br />
primary use-zoning objective. The Zoning Matrix (see<br />
Table 4.3 ) illustrates a range of landuses together with an<br />
indication of their broad acceptability in each of the land<br />
use zones.<br />
The land use-zoning matrix is intended to provide guidance<br />
to landowners and developers and is not intended to supplant<br />
the normal planning process. An indication that a proposal<br />
would be ‘permitted in principle’ from the matrix<br />
should not be taken to imply a granting of permission, or<br />
indeed that a planning application may necessarily be successful<br />
