<str<strong>on</strong>g>of</str<strong>on</strong>g> the eastern boundary. These properties are developed with two apartment buildings, four s<str<strong>on</strong>g>to</str<strong>on</strong>g>reys<br />

in height.<br />

The northern boundary is abutted by No's 4A and 6 Maclaurin Parade. The l<strong>at</strong>ter is developed with<br />

a three s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey <strong>at</strong>tached dual occupancy th<strong>at</strong> was approved in 1995. No. 5 Cor<strong>on</strong>a Avenue is<br />

developed with four <str<strong>on</strong>g>to</str<strong>on</strong>g>wn houses which forms the southern boundary. No. 7 Nola Road is situ<strong>at</strong>ed<br />

across Nola Road and the pedestrian walkway <str<strong>on</strong>g>to</str<strong>on</strong>g> the west. This property is comprises four three<br />

s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey <str<strong>on</strong>g>to</str<strong>on</strong>g>wn houses (approved in 1992) and z<strong>on</strong>ed Residential 2(d3).<br />

Diag<strong>on</strong>ally opposite the site, No. 5 Nola Road is z<strong>on</strong>ed Residential 2 (d3) and developed with a<br />

detached dwelling house.<br />

Development proposals in the vicinity <str<strong>on</strong>g>of</str<strong>on</strong>g> the site<br />

The development proposed <strong>at</strong> No’s 9-15 Kings Avenue (DA 1<strong>28</strong>5/04) comprises 23 units and is<br />

loc<strong>at</strong>ed approxim<strong>at</strong>ely 80 metres <str<strong>on</strong>g>to</str<strong>on</strong>g> the west. Its loc<strong>at</strong>i<strong>on</strong> is shown <strong>on</strong> the <strong>at</strong>tached loc<strong>at</strong>i<strong>on</strong> sketch.<br />

THE PROPOSAL<br />

The applic<strong>at</strong>i<strong>on</strong> proposes the following:<br />

• Demoliti<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> existing dwellings and associ<strong>at</strong>ed structures <strong>on</strong> site;<br />

• C<strong>on</strong>structi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> a 5 s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey residential fl<strong>at</strong> building <str<strong>on</strong>g>of</str<strong>on</strong>g> 32 units c<strong>on</strong>figured in three staggered<br />

and c<strong>on</strong>nected pavili<strong>on</strong>s, comprising 14 x 2 <str<strong>on</strong>g>be</str<strong>on</strong>g>droom apartments and 18 x 3-<str<strong>on</strong>g>be</str<strong>on</strong>g>droom<br />

apartments.<br />

• A <str<strong>on</strong>g>to</str<strong>on</strong>g>tal <str<strong>on</strong>g>of</str<strong>on</strong>g> 58 parking spaces, c<strong>on</strong>sisting <str<strong>on</strong>g>of</str<strong>on</strong>g> the 47 resident spaces, 3 disabled and 8 visi<str<strong>on</strong>g>to</str<strong>on</strong>g>r<br />

spaces over 2 basement levels.<br />

• Vehicular access from Nola Road in the north-western corner <str<strong>on</strong>g>of</str<strong>on</strong>g> the site.<br />

• Disposal <str<strong>on</strong>g>of</str<strong>on</strong>g> s<str<strong>on</strong>g>to</str<strong>on</strong>g>rmw<strong>at</strong>er <str<strong>on</strong>g>to</str<strong>on</strong>g> Nola Road incorpor<strong>at</strong>ing a retenti<strong>on</strong> and detenti<strong>on</strong> system with<br />

w<strong>at</strong>er re-use for <str<strong>on</strong>g>to</str<strong>on</strong>g>ilet flushing, irrig<strong>at</strong>i<strong>on</strong> and laundries.<br />

The structures above ground setback <str<strong>on</strong>g>to</str<strong>on</strong>g> Nola Road is generally in excess <str<strong>on</strong>g>of</str<strong>on</strong>g> 15 metres. Its setback<br />

<str<strong>on</strong>g>to</str<strong>on</strong>g> the pedestrian walkway steps back from 6 metres <str<strong>on</strong>g>to</str<strong>on</strong>g> 14 metres. The vehicle entry and part <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

basement car park are set back approxim<strong>at</strong>ely 9.5 metres. The remainder <str<strong>on</strong>g>of</str<strong>on</strong>g> the car park is set back<br />

<str<strong>on</strong>g>be</str<strong>on</strong>g>tween 6 metres and 15 metres from the pedestrian walkway.<br />

The basement is set back a minimum <str<strong>on</strong>g>of</str<strong>on</strong>g> 5 metres <str<strong>on</strong>g>to</str<strong>on</strong>g> the north western (side) boundary but tapers <str<strong>on</strong>g>to</str<strong>on</strong>g><br />

more than 10 metres. The façade <str<strong>on</strong>g>of</str<strong>on</strong>g> the building is set back in excess <str<strong>on</strong>g>of</str<strong>on</strong>g> 6 metres from th<strong>at</strong><br />

boundary.<br />
