<str<strong>on</strong>g>of</str<strong>on</strong>g> C<strong>at</strong>egory 3 and are not likely <str<strong>on</strong>g>to</str<strong>on</strong>g> neg<strong>at</strong>ively impact any future management <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>at</strong>egory 3<br />

w<strong>at</strong>ercourse loc<strong>at</strong>ed west <str<strong>on</strong>g>of</str<strong>on</strong>g> Kings Avenue.<br />

Overall, the w<strong>at</strong>ercourse in the Nola Road drain provides minimal habit<strong>at</strong> for a small num<str<strong>on</strong>g>be</str<strong>on</strong>g>r <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

comm<strong>on</strong> n<strong>at</strong>ive species. Any potential impacts <strong>on</strong> this habit<strong>at</strong> are not likely <str<strong>on</strong>g>to</str<strong>on</strong>g> impact significantly<br />

up<strong>on</strong> any n<strong>at</strong>ive aqu<strong>at</strong>ic or terrestrial flora and/or fauna.<br />

Impact <strong>on</strong> flora and fauna<br />

This is addressed by Council’s Landscape Development Officer, Robyn Askew, who raised no<br />

c<strong>on</strong>cerns <strong>on</strong> these grounds.<br />

Whilst a few trees typical <str<strong>on</strong>g>of</str<strong>on</strong>g> the Blue Gum High Forest (BGHF) are present <strong>on</strong> the site, the<br />

veget<strong>at</strong>i<strong>on</strong> does not possess a n<strong>at</strong>ural bushland structure and does not c<strong>on</strong>stitute a BGHF<br />

community.<br />

No evidence <str<strong>on</strong>g>of</str<strong>on</strong>g> any thre<strong>at</strong>ened fauna species was recorded in the Flora and Fauna Assessment<br />

prepared by Gunninah Envir<strong>on</strong>mental C<strong>on</strong>sultants. The study undertaken by Eco Logical Australia<br />

Pty Ltd also found th<strong>at</strong> the w<strong>at</strong>er course does not c<strong>on</strong>tain any n<strong>at</strong>ural veget<strong>at</strong>i<strong>on</strong> communities and<br />

would not provide important habit<strong>at</strong> for any thre<strong>at</strong>ened species popul<strong>at</strong>i<strong>on</strong>s or communities listed<br />

under the Thre<strong>at</strong>ened Species C<strong>on</strong>serv<strong>at</strong>i<strong>on</strong> Act 1995. Some highly mobile thre<strong>at</strong>ened birds or b<strong>at</strong>s<br />

may visit the site <strong>on</strong> a transi<str<strong>on</strong>g>to</str<strong>on</strong>g>ry basis but given the lack <str<strong>on</strong>g>of</str<strong>on</strong>g> suitable habit<strong>at</strong>, it is c<strong>on</strong>sidered th<strong>at</strong> the<br />

proposed development in 8-12 Nola Road would not impact these species. (A copy <str<strong>on</strong>g>of</str<strong>on</strong>g> this study is<br />

<strong>at</strong>tached <str<strong>on</strong>g>to</str<strong>on</strong>g> this report.)<br />

Given the already modified n<strong>at</strong>ure <str<strong>on</strong>g>of</str<strong>on</strong>g> the subject site and its urban c<strong>on</strong>text, the proposed<br />

development will not impose significant adverse impacts up<strong>on</strong> the n<strong>at</strong>ural envir<strong>on</strong>ment <strong>at</strong> this<br />

loc<strong>at</strong>i<strong>on</strong>.<br />

Electricity supply is inadequ<strong>at</strong>e<br />

The applic<strong>at</strong>i<strong>on</strong> was referred <str<strong>on</strong>g>to</str<strong>on</strong>g> Energy Australia who raised no objecti<strong>on</strong>s. A c<strong>on</strong>diti<strong>on</strong> is<br />

recommended requiring the applicant <str<strong>on</strong>g>to</str<strong>on</strong>g> liaise with Energy Australia regarding their power supply<br />

requirements and <str<strong>on</strong>g>to</str<strong>on</strong>g> alloc<strong>at</strong>e space for a small ‘kiosk’ type subst<strong>at</strong>i<strong>on</strong>. These requirements must <str<strong>on</strong>g>be</str<strong>on</strong>g><br />

obtained prior <str<strong>on</strong>g>to</str<strong>on</strong>g> C<strong>on</strong>structi<strong>on</strong> Certific<strong>at</strong>e issue and compliance prior <str<strong>on</strong>g>to</str<strong>on</strong>g> the issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the Occup<strong>at</strong>i<strong>on</strong><br />

Certific<strong>at</strong>e (See C<strong>on</strong>diti<strong>on</strong> No 64).<br />

Noise from exhaust fans, air-c<strong>on</strong>diti<strong>on</strong>ing and entrance g<strong>at</strong>e<br />

A c<strong>on</strong>diti<strong>on</strong> is recommended th<strong>at</strong> requires an acoustic report <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> prepared by a suitably qualified<br />

pers<strong>on</strong> detailing the devices <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> fitted, and <strong>on</strong>going maintenance required, in rel<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g> the<br />

au<str<strong>on</strong>g>to</str<strong>on</strong>g>m<strong>at</strong>ic g<strong>at</strong>e <str<strong>on</strong>g>of</str<strong>on</strong>g> the garage, air-c<strong>on</strong>diti<strong>on</strong>ing, and car park ventil<strong>at</strong>i<strong>on</strong> system <str<strong>on</strong>g>to</str<strong>on</strong>g> ensure their<br />

oper<strong>at</strong>i<strong>on</strong> does not result in the emissi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> noise in excess <str<strong>on</strong>g>of</str<strong>on</strong>g> 5dB(A) above background measured<br />

<strong>at</strong> the nearest residential property boundary. The report is <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> provided for approval with the<br />

C<strong>on</strong>structi<strong>on</strong> Certific<strong>at</strong>e.<br />
