2 Victoria Avenue – Flagship sustainable office building<br />
2 Victoria Avenue is the first project in<br />
Western Australia to achieve a 6 Star Green<br />
Star rating (Office Design v2 Certified Rating)<br />
awarded by the Green Building Council of<br />
Australia (GBCA). Completed in 2009, the<br />
7,660m 2 office building is a Property Council<br />
of Australia A Grade building and has<br />
also been designed and built to achieve a<br />
5 Star National Australian Built Environment<br />
Rating System (NABERS) Energy rating.<br />
It is also the first project to be delivered<br />
as part of our ‘Green Star Business<br />
Partnership’ with GBCA. Through this<br />
partnership, we have committed to ensuring<br />
all newly-constructed buildings in our office<br />
portfolio meet a minimum 4 Star Green<br />
Star rating using Green Star Office Design<br />
and As Built tools for buildings we own,<br />
and Green Star Office Interiors for buildings<br />
in which we are a tenant.<br />
Some of the sustainable elements include:<br />
• Fully automated louvres on the western<br />
façade that respond to solar detection.<br />
This feature allows the building to<br />
maintain views and natural lighting,<br />
while eliminating radiant temperature<br />
and glare,<br />
• Three 5kW wind turbines on the rooftop<br />
that will provide green energy to a<br />
proportion of the building,<br />
• A grey water treatment plant recycles<br />
shower and hand basin water for<br />
toilet flushing,<br />
• Programmable T5 lighting with daylight<br />
perimeter and motion sensors,<br />
• Glass lifts maximum natural light<br />
in the office spaces.<br />
The project provided us with opportunities<br />
to demonstrate our commitment to<br />
sustainable development. There were<br />
also some challenges to overcome which<br />
provided us with important lessons for the<br />
future. The development and design of<br />
‘green’ office buildings is still at an early<br />
stage in Western Australia. The Green<br />
Star requirement for suppliers to source<br />
alternative materials such as recycled<br />
aggregates for concrete and use of<br />
sustainable timber proved complicated.<br />
Achieving waste diversion from landfill<br />
targets was difficult where the local<br />
construction industry was not geared to<br />
recycle 80 per cent of construction waste.<br />
Despite these challenges, there was<br />
enthusiasm from the head contractor,<br />
Diploma Construction, and its principal<br />
sub-contractors who saw an opportunity<br />
to develop experience and skills in an<br />
emerging market. The design team, led by<br />
Woodhead Architects and AECOM, brought<br />
valuable sustainable design expertise.<br />
Our vision for the building is that it will<br />
stand the test of time and avoid future<br />
obsolescence. We hope that the building will<br />
be a catalyst for contractors and suppliers<br />
to lead their industries and bring sustainable<br />
products and practices into mainstream<br />
construction and project delivery.<br />
The development has set a<br />
benchmark for future <strong>Stockland</strong><br />
office developments and we hope it<br />
will also encourage others to strive<br />
for environmental excellence.<br />
Additionally, the building raises environmental<br />
awareness among the public and encourages<br />
investment in innovative technologies.<br />
