Lakeshore, Bristol, UK
The redevelopment of Lakeshore in South Bristol is a
fabulous example of the creative re-use of industrial
buildings. The former UK headquarters of Imperial Tobacco
had lain empty for many years and was listed while under
threat of demolition. This development transformed
the iconic 1970s building and landscape into 270
contemporary apartments, ranging from studios to 4-bed
apartments, which welcomed their first occupants in 2011.
De Vere Gardens, London, UK
De Vere Gardens is a 47,000m 2 luxury residential
development in Kensington, due for completion in 2014.
Built on the site of two former hotels and overlooking
Kensington Park, the new buildings retain the beautiful
Victorian facades on the northern side of the site and
then integrate these into an outstanding group of new
buildings, ranging from five to seven floors in height.
97 luxury apartments will be created along with leisure,
fitness, entertainment facilities and underground parking.
Our role includes site investigation and ground
remediation, demolition, piling and foundations, detailed
structural and services design, plus on-site supervision.
To reduce programme length and take advantage of
contractor feedback to minimise costs, we overlapped site
enabling works packages with the early design phase.
The biggest challenge on the project is retaining, restoring
and integrating the stunning facades, a familiar sight in
this conservation area. Our project plan, which integrated
the facades into three new reinforced concrete structures,
then reinstated original residential entrances at street level,
secured the full approval of the local authority, English
Heritage, The Royal Parks and Historic Royal Palaces.

The Buro Happold structural team undertook a careful
study of the existing structure to ensure that the building
had the capacity to withstand the interventions proposed
by the Bristol based architects Ferguson Mann. These
included cutting an atrium down the centre of the building
to bring light into its heart, creating an uplifting and
memorable space.
A new build car park, concealed in the contours of the site,
also challenged the team and was successfully executed
with the use of a ground anchor system. Hidden beneath
the footprint of this car park are geothermal boreholes
which have helped the building to achieve an EcoHomes
‘Excellent’ rating.
Perhaps the most impressive feature of the development,
and the inspiration for its name, is the formerly overgrown
and neglected lake which surrounds the building. Our
geoenvironmental team used a bioremediation technique
to recover the water quality, creating a stunning relaxation
space to be enjoyed by the building’s new residents.
