Purpose
This Design and Access Statement has been prepared by rg+p Ltd. It supports the application submitted by rg+p for a
residential development at the Waggon & Horses public house, Main Street, Brinsley.
Proposal
The pub building will be converted into a 4-bed house, with 4
new houses built in the grounds.
The format of the statement is derived from the relevant legislation, as well as guidance issued by the Government’s
Communities and Local Government Department, and by the Commission for Architecture and the Built Environment. All
plans and drawings are excerpts for illustrative purposes only and are therefore not scalable.
The Waggon & Horses is in an area well-served by pubs (there are 13 within 1¼ miles). It is no longer viable for it to
compete with these other premises, many of which have better parking and food facilities to cater for more customers.
The scheme has therefore arisen from the need to find a new use for the pub and its grounds.
Two new 4-bed houses will be west of the pub and two new 3-
bed houses will be east of the pub.
All the dwellings will be served off a single vehicle access, using
the existing main car park access opposite High Street.
The existing public footpath through the site will remain as it is.
