Its location is depicted on the Site Plan at Figure 6.3. As at 31 March 2009 approximately 7 hectares of CP4 had been developed, with the following buildings having been erected within the past five years: Building Tenant Nature of Use Approximate Area (Ha) MacMahon Office, warehouse and workshop 4.5 Amerind Office and warehouse 1.1 Western Power Substation 1.1 The Development Strategy and intended land uses identified for CP4 are listed in the following table. Intended uses are based on the Zoning Table in City of Belmont TPS No14 and are consistent with the uses described in the Master Plan 2004. Commercial Precinct 4 Development Strategy • Enable an integrated mix of commercial, general warehouse and industrial land use objectives • Maximise exposure to major road networks • Ensure level of risk is appropriate for light industry area • Create a sense of balance of built form and landscape • Provide employment generating development opportunities • Minimise overall environmental impact including to adjacent Conservation Precincts • Provide a safe and pleasant working environment • Encourage sustainable development using latest planning principles • Support economic development of the region Commercial Precinct 4 Intended Uses • Car Park • Industry – Light • Child Care Premises* • Industry – Service • Consulting Rooms • Office • Convenience Store • Public Worship • Driver Training and Education • Radio / TV Installation • Educational Establishment • Restaurant • Fast Food / Take Away • Shop • Health Centre • Storage Facilities • Industry – General • Tavern • Transport Depot • Warehouse • Promote a range of day to day support uses NOTE: Portions of this Commercial Precinct are located within the 30-40 ANEF contour and reference to AS 2021 is required to identify the appropriate noise mitigation requirements for certain developments in these areas. Commercial Precinct 6 (CP6) comprises 73 hectares. Its location is depicted on the Site Plan at Figure 6.3. As at 31 March 2009 none of CP6 had been developed. The Development Strategy and intended land uses identified for CP6 are listed in the following table. Intended uses are based on the Zoning Table in City of Belmont TPS No14 and are consistent with the uses described in the Master Plan 2004. 44

WAC has as part of the requirement to integrate planning on the airport with planning in the surrounding area, adapted the intended land uses for each of the Commercial Precincts above from the Zoning table in the City of Belmont, Town Planing Scheme No. 14. The intended uses marked with an asterisks are identified in regulations as uses that are deemed as major airport development and require the production of a Major Development Plan (MDP) prior to construction. 45
