SECTION 7- BACKGROUND CONDITIONS ANALYSISEXISTING ZONING – UNINCORPORATED LAKE COUNTYBACKGROUND CONDITIONS ANALYSISExisting Zoning - Unincorporated Lake CountyThe length of the proposed <strong>Scenic</strong> Byway is approximately 12.4 miles, with atotal frontage twice that, or 24.8 miles. Twenty-one miles, or about 85% ofthe total, fronts property within unincorporated Lake County. Approximately3.9 miles, or about 15%, fronts property within the Town of Montverde.The Corridor contains approximately 14,500 acres. The Town of Montverdecontains approximately 920 acres, with the rest, about 13,580 acres, inunincorporated Lake County.There are 15 types of zoning districts fronting the <strong>Scenic</strong> Byway roadwaywithin unincorporated Lake County, and 18 types within the Corridor. Six ofthe 15 zoning district types fronting the roadway, AR, R-2, R-3, R-8, RE, andRMRP, front a total of just a little more than 1 mile, or a little less than 5% ofthe total frontage of the <strong>Scenic</strong> Byway. These zoning districts allow singlefamilydwellings at varying densities. A seventh district, R1, or RuralResidential, fronts about 1 1/3 miles, or about 5½ % of the total.Two zoning districts make up nearly 85% of the area of the corridor inunincorporated Lake County. Lands zoned Agricultural total approximately6,311 acres, and lands zoned Planned Unit Development total approximately5,032 acres. These two zoning districts also account for about 16 miles, or64% of the frontage on the Byway.The Lake County Code of Ordinances states that the purpose of theAgricultural district is to “provide a method whereby parcels of land whichare most suited to agricultural usage may be classified and preserved for thispurpose”.The PUD zoning classification has the second greatest amount of frontagealong the <strong>Scenic</strong> Byway, with about 4 ½ miles of frontage and the secondlargest in area, 5,032 acres. There are six properties with PUD zoning:1. The Sugarloaf Mountain PUD is a Development of Regional Impactallowing 2400 single-family dwelling units, 170 multi-family units, a 12acre commercial center and two golf courses on 1,433 acres. The totalfrontage on the <strong>Scenic</strong> Byway is nearly 4 miles, along bothsides of the corridor near the northern terminus.2. The Hillcrest PUD is located directly south of the Town of Montverde onthe west side of the <strong>Scenic</strong> Byway and has frontage of a little less than½ mile. There has been no construction. A golf course and 368 singlefamilydwellings on 512 acres are planned.37
