Homeowners Insurance - Part I<br />

Often called the least read best seller in<br />

America, a Homeowner’s Insurance<br />

policy exists on virtually every home in the<br />

country. It stands to reason that you should understand it.<br />

All homeowner’s policies have the same basic elements. In Part I, I will<br />

detail the basic coverage categories and next month will explain some of<br />

the extras that can or should be included in your policy.<br />

Homeowners policies generally have coverages A, B, C, D, E, and F as<br />

defined below:<br />

Coverage A – Dwelling. This is coverage for your home. Insurance<br />

companies require that it be the amount to replace your home after a loss<br />

– it is NOT the market value but what it would cost to rebuild all or part<br />

of your home in a timely manner.<br />

Coverage B – Other Structures. This amount is typically 10% of<br />

Coverage A. You can increase this amount if you have, for example, a<br />

casita that would cost more than $20,000 to rebuild.<br />

Coverage C – Personal Property. Your contents. The standard<br />

home policy includes 50% of Coverage A, but most preferred policies<br />

include 70%. Some contents are limited and we’ll talk about that next<br />

month. CAUTION: You want to make sure you have replacement coverage<br />

on your contents.<br />

Coverage D – Loss of Use (or Additional Living Expense). This is<br />

typically 20% of Coverage A and will pay the additional cost for you to<br />

live elsewhere after a loss until your home is ready for occupancy. Some<br />

companies do not give a dollar amount but, rather, state “actual loss<br />

sustained” or “up to 12 months.”<br />

Coverage E – Personal Liability. All home policies come standard<br />

with $100,000, but for a few dollars you should increase this to either<br />

$300,000 or $500,000. This is WORLD WIDE coverage for you and your<br />

resident family.<br />

Coverage F – Medical Payments to others. The standard amount<br />

is $1,000, but you can usually raise this to $5,000. This is designed to pay<br />

the other party for minor injuries sustained on your property.<br />
