via road, sea and rail, which will be<br />

further improved when a new tram<br />

extension to Granton and Leith is<br />

completed.<br />

Detailed planning consent for the<br />

project was granted last December but<br />

consent for the remaining elements of<br />

the new quarter are anticipated in the<br />

coming months, with construction of<br />

the marina buildings and associated<br />

developments scheduled to begin in<br />

the second half of the year. The marina<br />

will be larger than most other marinas<br />

in the area. While competition exists in<br />

the Firth of Forth area, these marinas<br />

are largely municipal marinas or part<br />

of yacht clubs offering berths/mooring.<br />

Edinburgh <strong>Marina</strong> will be a mixed-use<br />

destination and its unique selling point<br />

is its proximity to the city of Edinburgh.<br />

Other marinas in the area include Port<br />

Edgar <strong>Marina</strong>, with 300 berths, and the<br />

Royal Forth Yacht Club.<br />

Welcoming superyachts<br />

Designed to surpass The Yacht Harbour<br />

Association’s 5 Gold Anchor rating,<br />

Edinburgh <strong>Marina</strong> will provide roundthe-clock<br />

access to the sea and boast<br />

a modern marina office, full service<br />

boatyard and drystack operation, fuel<br />

dock and pump-out facilities, and<br />

secure parking with optional storage.<br />

The marina has been designed to<br />

accommodate a broad range of yachts<br />

and cruisers, including some of the<br />

world’s largest superyachts – the<br />

first time this has been possible on<br />

Scotland’s east coast. The average<br />

length of boats is expected to be 10<br />

to 45m (39 to 148ft), with the majority<br />

ranging from 14 to 18m (46 to 59ft).<br />

C&NM is already receiving a number of<br />

enquiries for berths, although it has not<br />

yet drawn up a waiting list.<br />

As the marina will be immediately<br />

adjacent to the Edinburgh <strong>Marina</strong> Spa<br />

and Conference Hotel, yacht owners<br />

will be able to benefit from onboard<br />

food and drink and concierge services,<br />

and enjoy access to the hotel spa and<br />

gym.<br />

Protecting history<br />

As part of the masterplan, the<br />

developers were keen to protect and<br />

refurbish the historic gunpowder store<br />

at Granton Harbour. The 170-year-old<br />

store is listed on Scotland’s ‘Buildings<br />

at Risk’ register and is currently<br />

undergoing redevelopment as part of<br />

C&NM’s wider vision. Work has now<br />

commenced on the refurbishment.<br />

Originally one of four identical,<br />

symmetrically placed buildings, the<br />

store is the only structure to remain on<br />

Middle Pier following its initial opening<br />

in 1842. Extensive repair work on the<br />

roof is currently taking place, with<br />

the entire refurbishment expected<br />

to be complete by July <strong>2018</strong>. As the<br />

wider redevelopment progresses, the<br />

renovated store will be brought back<br />

into commercial use for the first time<br />

in many years, initially as an office<br />

and showroom for the surrounding<br />

Edinburgh <strong>Marina</strong> development.<br />

Luxury waterside living<br />

Edinburgh <strong>Marina</strong> Holdings intends<br />

to develop its 69-acre (28-ha) site<br />

as a cross-generational lifestyle hub<br />

combining state of the art facilities<br />

with a wide variety of housing tenures<br />

and has secured detailed planning<br />

permission from Edinburgh City Council<br />

for a luxury waterside retirement living<br />

scheme. In a first for Edinburgh and for<br />

Scotland, the scheme is designed to<br />

provide over 55s with the means to lead<br />

an active, fulfilling retirement.<br />

The development will comprise 104<br />

spacious, high-end, one, two and three<br />

bedroom luxury apartments, with a<br />

wide range of amenities specifically<br />

tailored for the over 55s. The<br />

scheme will include dedicated guest<br />

accommodation, a 24-hour concierge<br />

service, secure private storage space<br />

and car parking (all with provision for<br />

electric power) for each apartment, set<br />

around a private one-acre landscaped<br />

garden close to the new marina. All<br />

residents will have the option to reserve<br />

a marina berth when purchasing an<br />

apartment.<br />

the remaining residential elements of<br />

the waterside quarter development are<br />

expected soon.<br />
