2 Norrporten in Brief Norrporten is one of Sweden’s largest property companies. Operations are conducted in Luleå, Umeå, Sundsvall, Gävle, Stockholm, Örebro, Jönköping, Växjö, Helsingborg, Copenhagen and Hamburg. The head office is located in Sundsvall. The rental value is EUR 211 million of which 85 per cent derives from office space and 10 per cent from retail space. The value of the property portfolio amounts to EUR 2.8 billion. Norrporten’s goal is to secure a strong position on the property market with: l operations in cities offering long-term development potential along the E4 corridor, l office and retail premises in prime locations, l locally established organisation in each area, l stable and long-term customer relations. The property portfolio shall be located in cities along the E4 corridor that offer long-term development potential.
An active and involved market presence creates opportunities for developing favourable, long-term relationships with tenants and partners. Norrporten’s value basis is that concern, initiative and a long-term approach should permeate the operations. Providing pleasant and efficient premises as well as professional facilities management are central elements in Norrporten’s operations. Continuous and close customer cooperation also provides possibilities of joint business benefits at an early stage. Norrporten’s experience of large and small projects provides favourable conditions for meeting varying needs for changes and adaptations of the property portfolio. There is a locally established organisation with a modern and market-oriented perspective in each market area. The local office is responsible for leasing, operations and service. Environmental efforts are continually further developed and cover operations, management, administration and construction projects. Prevailing legislation as well as overall and detailed environmental goals are continually followed up. Norrporten in Sweden is environmentally certified in accordance with ISO 14001. ChOICE Of OPEraTIONaL LOCaTIONS The choice of operational locations is extremely important in efforts to develop Norrporten’s property portfolio. Norrporten’s analyses unequivocally demonstrate that effective road systems and regular train and flight connections are of decisive importance for regional development. Norrporten’s locations along the E4 corridor offer such prerequisites. Other conditions necessary for longterm positive development of an area are access to skilled labour, which is ensured through adequate university/college capacity, and attractive housing environments. PrOPErTy dEvELOPmENT In cooperation with the customers, Norrporten makes major investments in properties in conjunction with rebuilding and new construction projects. Norrporten works continually with development of modern and purpose-built office and shop environments. These investments result in increased customer benefits and at the same time a long-term and steady value growth in the property portfolio. The overall operational orientation for favourable value growth also includes continuous enhancement of the efficiency of property management and acquisition, new construction, expansion and remodelling are carried out in properties with strong development possibilities.
