or older living in New Zealand
will likely hit 1 million by 2028.
Retirement and lifestyle villages offer
independence, social interaction,
communal spaces, and social activities
while providing easy-care living. Care
homes focus on caring for people’s basic
needs and those dependent on assistance
for daily tasks or activities. With
retirement villages, you have the right to
occupy your home (Licence to Occupy)
with ongoing fees for maintenance and
using communal facilities. Generally,
when you exit the village, no capital gain
is made from the resale, and a deferred
management fee is paid. In lifestyle
villages, you pay for the cost of your
home, the cost of leasing the land and
ongoing fees for maintenance. However,
usually, there are no deferred management
fees, and capital gain can be realised from
the home’s sale.
