Title: Decision process and contracting in a small exploitation company
Development of land loosely means changing and renewing the use of the land in a
particular area through building houses and constructions. Although it deals with concrete
building, it also includes preparations necessary to administrate and plan the project.
Those are activities like initiation, planning, projecting, authorisation, acquisition of land
and financing. The activities often consumes much time, mostly because a wide range of
different actors are involved in the loop.
The purpose of this thesis is to survey the private and public decisions raised during the
process of development of land. The goal is to detect bottlenecks in the studied projects.
Hopefully this study of the involved factors in the process of decision making and
contracting can lead to a more effective process when it comes to development of land.
This thesis covers the studying of two projects at one exploitation company. By reading all
the material the company have regarding these projects as well as reading all the material
from respectively municipality that the projects geographically belongs to. Persons in the
company concerned by the projects have been interviewed to get important, not
documented, information. A time-axis diagram has been created showing the private
decisions as well as the public decisions during the process.
Today a number of other projects are trying to investigate factors involved in the process
of development of land. The result is of interest both for private- and public organisations
in order to tune up the processes such kind of projects.
