Title: Decision process and contracting in a small exploitation company<br />
Development of land loosely means changing and renewing the use of the land in a<br />
particular area through building houses and constructions. Although it deals with concrete<br />
building, it also includes preparations necessary to administrate and plan the project.<br />
Those are activities like initiation, planning, projecting, authorisation, acquisition of land<br />
and financing. The activities often consumes much time, mostly because a wide range of<br />
different actors are involved in the loop.<br />
The purpose of this thesis is to survey the private and public decisions raised during the<br />
process of development of land. The goal is to detect bottlenecks in the studied projects.<br />
Hopefully this study of the involved factors in the process of decision making and<br />
contracting can lead to a more effective process when it comes to development of land.<br />
This thesis covers the studying of two projects at one exploitation company. By reading all<br />
the material the company have regarding these projects as well as reading all the material<br />
from respectively municipality that the projects geographically belongs to. Persons in the<br />
company concerned by the projects have been interviewed to get important, not<br />
documented, information. A time-axis diagram has been created showing the private<br />
decisions as well as the public decisions during the process.<br />
Today a number of other projects are trying to investigate factors involved in the process<br />
of development of land. The result is of interest both for private- and public organisations<br />
in order to tune up the processes such kind of projects.
