Gemeinsam mit dem künftigen Erwerber soll das Nutzungskonzept im Detail ab- gestimmt werden und die Grundlage für die erforderliche Änderung des B-Plans bilden. Seitens des Bezirks bestehen für das Grundstück aktuell u. a. folgende Nutzungs- überlegungen: Als Ergänzung der westlich und südlich angrenzenden Wohnbebauung ist für den Großteil des Grundstücks Wohnnutzung denkbar. Diese beinhaltet Einfamilien- und Reihenhäuser bis hin zu Geschosswoh- nungsbau sowie Sonderwohnformen. Das Maß der baulichen Nutzung sollte eine Grundflächenzahl (GRZ) von 0,3, eine Geschossflächenzahl (GFZ) von 0,8 sowie drei Vollgeschosse nicht übersteigen. Als Puffer zum Gewerbegebiet östlich der Robert-W.-Kempner-Straße könnte ein kleinerer Teil des Grundstücks als Misch- gebiet genutzt werden. Hier wäre dann u. a. die Ansiedlung nicht störender Gewer- bebetriebe, Geschäfts- und Bürogebäude möglich. Das Nutzungsmaß sollte maximal GRZ 0,3, GFZ 0,6 und zwei Vollgeschosse betragen. Es sind aber auch andere Nutzungskon- zepte, z. B. die Errichtung von Bildungs- oder Dienstleistungseinrichtungen, denkbar. Das Maß der baulichen Nutzung sollte hierbei GRZ 0,3, GFZ 0,8 und drei Voll- geschosse nicht überschreiten. In allen Nutzungskonzepten sollen Einzel- handelsbetriebe ausgeschlossen werden. However, other usage concepts, e. g. the establishment of educational or service facilities, are conceivable as well. Seitens des bezirklichen Tiefbauamtes sind Flächen zu Erschließungszwecken (öffentliche Erschließung) abzutreten und hinzuzuerwerben (siehe Hinweis unter „Erschließung“). Das Grundstück ist ortsüblich erschlossen. Für das Objekt ist nach Mitteilung des Tiefbauamtes Steglitz/Zehlendorf von Berlin nach dem Bebauungsplan X-5b Straßenland abzutreten und hinzuzuerwerben. Bei den Flächenabtretungen han- delt es sich vors. um eine Größenordnung von ca. 5.600 m². Der geplante Flächen- zuerwerb beläuft sich auf ca. 1.500 m² (Flurstück 123). Nähere Auskünfte erteilt das bezirklichen Vermessungsamt unter Tel. +49 (0)30 90299 - 7735). Erschließungsbeiträge sind nach den Vorschriften der §§ 127 ff. BauGB für den Dahlemer Weg, die Robert-W.-Kempner- Straße und die Bolchener Straße noch zu entrichten. Der Dahlemer Weg, die Robert- W.-Kempner-Straße und die Bolchener Straße sind noch nicht im Sinne der §§ 127 ff. BauGB in Verbindung mit dem Er- schließungsbeitragsgesetz endgültig herge- stellt. 16 Construction is to be of open coverage type. Dahlemer Weg, Robert-W.-Kempner-Strasse and Bol- chener Strasse have not yet been completed in the sense of §127 ff of the Federal Building Code and the law on local public infrastructure charges. 4
