1.1.4. Presence of to-be-converted real estates
In order to develop a model of community <strong>and</strong> home-based hospitality, LISTEN areas should be
provided of small dimension real estates, which could be converted into accommodation, for example:
� Private houses;
� Chalets;
� Community-hold properties;
� Farmhouses.
1.1.5. Summary of the characteristics of target territories
In the choice of target territories, the characteristics described above are in part m<strong>and</strong>atory, in part
instead they are preferential element (Table 1).

1.2. Scientific point of reference of the <strong>analysis</strong>
1.2.1. Model of destination development
M<strong>and</strong>atory
Preferential
The point of reference of the <strong>analysis</strong> is the Weaver Model, a broad context model of destination
development, within which various scenarios, including the classic Butler sequence itself, can be
situated.
The model consists of four inclusive tourism ideal types, based on the relationship between the level
of tourism intensity or scale, <strong>and</strong> the amount of regulation associated with the tourism sector.
