These are addressed in section 8. 6.0 PROPOSED DEVELOPMENT At the time of writing, and from the available development proposal plan, it understood that the current disused warehousing buildings and indoor bowling facilities will be demolished to facilitate construction of a new retail store on the western boundary. This is likely to comprise a two story steel portal framed building with double height entrance foyer and raised car parking areas. Additional at grade car parking is to be provided to the north and south of the retail store with additional long stay parking to east. A service yard and recycling area are to be located in the central portion of the site. A petrol filling station (PFS) with Kiosk and car washing facility are to be situated in the southwest corner of the site. New retaining walls are to be incorporated along the west, north and part of the eastern boundaries. A new roundabout access is to be formed from Renfrew Road. The accompanying risk assessment and suitability for use of the site are based on a commercial/industrial end use. A development plan is included as (Appendix 4). Comments made in this report relate only to this type of development. 7.0 ENVIRONMENTAL SETTING The underlying geology has been assessed with regard to BGS 10 Coal Authority 11 and Mineral Stability Report 12 data obtained for the site. Referral to published geological and hydrogeological maps has also been made. Where appropriate these are included as (Appendix 5). 7.1 Made Ground The BGS report indicates that deposits of made ground several metres thick are likely to be mantling the natural deposits associated with former development. Goodson Associates 7.2 Drift (Superficial Deposits) Proposed Store Development, Wallneuk Road, Paisley - 9692 The natural superficial deposits beneath the site are expected to consist of poorly consolidated soft to firm, raised marine clays, silty clays and silts with underlying boulder clay (Glacial Till). The clays and silts may contain bands or lenses of fine sand and gravel and possibly in places, pockets of peat. The underlying glacial till is typically firm to very stiff, sandy clay with rock clasts of mixed size and lithologies. The uppermost, 1m of the till is often weathered and somewhat softer than the remainder. Irregular bands or lenses of sand and gravel may occur within the till. 7.3 Solid Geology The solid strata underlying the superficial deposits are not known in detail, but are expected to belong to the Lawmuir Formation of the Carboniferous and to consist of mainly sandstones with mudstones, marls, limestones and a few coals. The strata in the area dip generally towards the west at angles of 5-10 degrees. An easterly trending fault, with a down-throw to the south of about 20 or more meters is conjectured to pass through the site about 100m from the southwest corner of the site. The fault may be represented at rockhead by a zone of fractured and/or steeply dipping strata. The Hurlet Limestone and underlying Hurlet Coal are expected to outcrop at the western edge of the site, south of the fault. Depths to rockhead are not known for certain at this locality, but are estimated from available data to be between at least 10m bgl, possibly exceeding 15m bgl in places. The raised marine deposits may be 5 or more meters thick. There is no record of any solid rock occurring at or close to the surface in the immediate surrounding area. 7.4 Economic Geology Reference to BGS and Coal Authority reports indicate that the site is unlikely to be within the likely physical zone of influence from past underground workings at the surface. There is however, the possibility that shallow coal deposits may have been worked in the past and may be undocumented. The coal authority report additionally indicates that the site is unlikely to be influenced by future mineral extraction via underground or opencast methods, but it cannot be completely excluded. There is no record of mine gas or other hazards relating to previous mineral extraction, or any incidents of coal mining subsidence under section 33 of the Mining Subsidence Act 1991. There are no known coal mine entries within, or within 20 meters of the boundary of the property. The possibility of undocumented mine entries cannot be precluded. Neither BGS nor Coal Authority reports indicate any previous or current quarrying activities within or adjacent to the site. There are no records of any current or former mine shafts on or adjacent to the site. The site has been assessed as an overall medium geological risk given the possibility of undocumented mineral extraction within the site boundary. Page 7
