Complete pollutant linkages may exist in which there are plausible pollutant<br />
source(s), viable pathway(s) and human or environmental receptors which<br />
may be affected.<br />
These are addressed in section 8.<br />
6.0 PROPOSED DEVELOPMENT<br />
At the time of writing, and from the available development proposal plan, it<br />
understood that the current disused warehousing buildings and indoor bowling<br />
facilities will be demolished to facilitate construction of a new retail store on<br />
the western boundary. This is likely to comprise a two story steel portal framed<br />
building with double height entrance foyer and raised car parking areas.<br />
Additional at grade car parking is to be provided to the north and south of the<br />
retail store with additional long stay parking to east. A service yard and<br />
recycling area are to be located in the central portion of the site. A petrol filling<br />
station (PFS) with Kiosk and car washing facility are to be situated in the<br />
southwest corner of the site. New retaining walls are to be incorporated along<br />
the west, north and part of the eastern boundaries.<br />
A new roundabout access is to be formed from Renfrew Road. The<br />
accompanying risk assessment and suitability for use of the site are based on<br />
a commercial/industrial end use.<br />
A development plan is included as (Appendix 4).<br />
Comments made in this report relate only to this type of development.<br />
7.0 ENVIRONMENTAL SETTING<br />
The underlying geology has been assessed with regard to BGS 10 Coal<br />
Authority 11 and Mineral Stability Report 12 data obtained for the site. Referral to<br />
published geological and hydrogeological maps has also been made. Where<br />
appropriate these are included as (Appendix 5).<br />
7.1 Made Ground<br />
The BGS report indicates that deposits of made ground several metres thick<br />
are likely to be mantling the natural deposits associated with former<br />
development. The site is presently laid as tarmac surfacing and building<br />
foundations and has been most likely infilled during development.<br />
