2.8.1 Zones<br />

The area is subject to the <strong>Greater</strong> Geelong Planning Scheme with land located in a number <strong>of</strong> urban and rural zones as described Table 2 below<br />

and shown in Map 4.<br />

Description<br />

All residential land in the <strong>structure</strong> <strong>plan</strong> area is zoned Residential 1 with the exception <strong>of</strong> land located to the north <strong>of</strong><br />

Plantation Road (between Plantation Road and the Geelong Ring Road). The purpose <strong>of</strong> this zone is to provide for<br />

residential development at a range <strong>of</strong> densities with a variety <strong>of</strong> dwellings to meet the housing needs <strong>of</strong> all households.<br />

Land at 270-302; 304-308; and 310-312 Plantation Road is zoned Low Density Residential (LDRZ). The purpose <strong>of</strong> this<br />

zone is to provide for low-density residential development on lots which, in the absence <strong>of</strong> reticulated sewerage, can treat<br />

and retain all wastewater. Authorisation was granted by the Minister for Planning in 2008 to rezone the land from LDRZ to<br />

R1Z, however it was not acted upon in the required time and has since lapsed.<br />

Large tracts <strong>of</strong> land on the eastern side <strong>of</strong> the Princes Highway and Station Street are zoned Industrial 1. This includes<br />

land occupied by the Shell Geelong Refinery. The purpose <strong>of</strong> this zone is to provide for manufacturing industry, the storage<br />

and distribution <strong>of</strong> goods and associated uses in a manner which does not affect the safety and amenity <strong>of</strong> local<br />

communities.<br />

Land at the southern boundary <strong>of</strong> the <strong>structure</strong> <strong>plan</strong> area at North Shore Road is zoned Industrial 2. In addition, land<br />

between the eastern boundary <strong>of</strong> the <strong>structure</strong> <strong>plan</strong> area and Corio Bay (within the additional area <strong>of</strong> interest for the<br />

<strong>structure</strong> <strong>plan</strong>) is zoned Industrial 2. The purpose <strong>of</strong> the zone is promote manufacturing industries and storage facilities that<br />

require a substantial threshold distance within the core <strong>of</strong> the zone.<br />

Land within the north eastern corner <strong>of</strong> the <strong>structure</strong> <strong>plan</strong> area occupied by [insert] is zoned Industrial 3. The purpose <strong>of</strong><br />

this zone is to provide a buffer between the Industrial 1 Zone or Industrial 2 Zone and local communities, which allows for<br />

industries and associated uses compatible with the nearby community.<br />

Corio Shopping Centre, Bell Post Shopping Centre, Aldi Supermarket and a series <strong>of</strong> other smaller local centres throughout<br />

the <strong>structure</strong> <strong>plan</strong> area are zoned Business 1. The purpose <strong>of</strong> this zone is to encourage the intensive development <strong>of</strong><br />

business centres for retailing and other complementary commercial, entertainment and community uses.<br />

There is no land inside the <strong>structure</strong> <strong>plan</strong> area zoned Business 4, however land occupied by Godfreys, OZDesign Furniture<br />

and other large format retail buildings along Melbourne Road are included in this zone. The purpose <strong>of</strong> the zone is to<br />

encourage the development <strong>of</strong> a mix <strong>of</strong> bulky goods retailing and manufacturing industry and their associated business<br />

services.<br />

Small sections <strong>of</strong> land immediately abutting the Geelong Ring Road on the western boundary <strong>of</strong> the <strong>structure</strong> <strong>plan</strong> area are<br />
