Corio and Norlane.<br />
The low social-economic pr<strong>of</strong>ile <strong>of</strong> the study area and its relatively stable population<br />
level represent challenges for retailers and the activity centre hierarchy serving the study<br />
area. Overall, Essential Economics found:<br />
• Corio and Norlane are well-catered for in regard to the quantum <strong>of</strong> retail<br />
floorspace provided located in the study area.<br />
• The Corio Shopping Centre dominates the retail market in the study area,<br />
accounting for approximately half <strong>of</strong> the retail turnover generated by study area<br />
retailers.<br />
• The study area represents a relatively captive market, whereby escape<br />
expenditure is relatively modest for a suburban area. However, escape spending<br />
in non-food retail is relatively high, especially in comparison goods<br />
• Having regard for the Geelong Gateway Homemaker Centre and the impact it<br />
will have on reducing escape expenditure in the non-food sector, only limited<br />
potential exists to further reduce escape expenditure levels.<br />
• Growth in the study area’s level <strong>of</strong> retail spending will generate the potential for<br />
retail development in the non-food sectors; only limited potential for development<br />
exists in the food, liquor and groceries (FLG), food catering and retail service<br />
sectors.<br />
• The dominance <strong>of</strong> Corio Shopping Centre and its location central to study area<br />
residents, indicates there is only very limited potential for the development <strong>of</strong><br />
further neighbourhood shopping facilities. The emphasis should be placed on<br />
upgrading existing small shopping centres, or finding new uses such as other<br />
non-retail commercial development, or higher-density residential development.<br />
• The assessment <strong>of</strong> the development potential in the non-food sector indicates<br />
that an opportunity exists for some additional non-food retail floorspace in the<br />
study area. This may consist <strong>of</strong> an expansion <strong>of</strong> the Corio Shopping Centre to<br />
include, for example, a second Discount Department Store, or additional<br />
homemaker retail floorspace.<br />
