5.6 Key Influences – Built Form<br />
Built Form<br />
• Corio and Norlane are generally characterised by open streetscapes<br />
with low scale housing.<br />
• There is need to review built form policy to ensure that it is not<br />
unnecessarily restricting urban consolidation.<br />
• Poorly maintained private residences and Office <strong>of</strong> Housing stock<br />
detrimentally impact on the appearance <strong>of</strong> neighborhoods and<br />
discourage investment.<br />
• The study area is significantly deficient in the presence <strong>of</strong> street<br />
trees.<br />
Development Opportunities<br />
• Existing housing stock and lot configuration provide potential for<br />
redevelopment with new housing stock including medium density<br />
housing, particularly close to service nodes.<br />
• The <strong>structure</strong> <strong>plan</strong> area contains some brownfield sites that <strong>of</strong>fer new<br />
opportunities for relatively substantial residential development.<br />
• Redevelopment <strong>of</strong> redundant school sites <strong>of</strong>fers strong opportunities<br />
to increase lot supply across the <strong>structure</strong> <strong>plan</strong> area. In some<br />
instances, all or parts <strong>of</strong> these sites will need to be retained for<br />
community uses and will not be available for residential development.<br />
• In total, there is estimated to be approximately 45 hectares <strong>of</strong> land in<br />
large landholdings available for development across the <strong>structure</strong><br />
<strong>plan</strong> area.<br />
• There is estimated to be an additional 280 vacant lots available for<br />
new development.<br />
• Moderate development (15 dwellings per hectare) <strong>of</strong> vacant land<br />
across the <strong>structure</strong> <strong>plan</strong> area is estimated to yield 1086 lots. More<br />
intensive development (20 dwellings per hectare) <strong>of</strong> vacant land is<br />
estimated to yield 1378 lots.<br />
• Full development <strong>of</strong> the vacant land across the <strong>structure</strong> <strong>plan</strong> area<br />
could provide housing for between approximately 2600 and 3300<br />
people.<br />
