Development of Architectural and Engineering Designs<br />
Using the schedule prepared by the Employer in the TOR, the Consultant shall produce<br />
architectural and engineering designs, details, specifications and cost estimates <strong>for</strong><br />
comments and recommendations from the Employer. After incorporating the comments<br />
in the schematic designs and adjusting the estimates, produce structural (calculations,<br />
drawings .etc), electro-mechanical (layouts, calculations, drawings, details and<br />
specification) to be finalized and discussed with the Employer and estimated cost to be<br />
reviewed.<br />
The drawings shall include but not limited to the site location, site plans, floor plans,<br />
sections, and elevations, perspectives and models <strong>for</strong> all buildings. The drawings shall be<br />
presented in appropriate scales.<br />
Task 3- The Consultant is to prepare detailed design drawings, technical<br />
specifications and bill of quantities <strong>for</strong> each component of the project to the level of<br />
detail normally required <strong>for</strong> internationally financed projects and should be enough<br />
readable without causing any conflict.<br />
During the design of the project, the Consulting Firm is to consider the appropriate<br />
number of implementation contracts, interfaces and coordination required to execute each<br />
contract without conflict between contractors implementing the works. A thorough study<br />
of the local contacting firms should be developed and accordingly the project packages<br />
will be devised in number that match the local capabilities in implementation.<br />
The Consulting Firm is to produce individual report and documentation accordingly.<br />
Task 4- After consultations between <strong>UNDP</strong>/PAPP and Consulting Firm on the<br />
Packaging of contracts <strong>for</strong> bidding, the Consultant is to prepare tender documents <strong>for</strong><br />
individual components of the project. The tender documents shall consist of:<br />
1- Bill of Quantities including preambles.<br />
2- Drawings<br />
3- Technical Specifications (General & Special)<br />
4- Detailed Priced B.O.Q<br />
5- Supplementary In<strong>for</strong>mation.<br />
6- Cost estimates of each entity and the overall estimate of the project.<br />
All above mentioned documents should be submitted in hard and soft copies (4 copies).<br />
Task 5- The consultant shall conduct thorough survey of all existing utilities and coordinate with<br />
Municipality of Beit lahia as well as Coastal Municipal Water Utility (CMWU) to<br />
identify road levels bench marks, planned schemes <strong>for</strong> utilities …etc. The consultant shall<br />
be responsible <strong>for</strong> coordinating <strong>for</strong> electricity and telecommunication services with<br />
concerned parties and identify the needs in connection with the project necessary relevant<br />
services. The consultant will develop the landscaping design of the residential<br />
neighborhood respecting social aspects, needs of disabled, special community needs such<br />
that to have environment friendly features of the neighborhood.<br />
Task 6- The Consulting Firm is to prepare engineering and other documents necessary <strong>for</strong><br />
obtaining construction licenses from related authorities, and to insure that this project can<br />
be accepted <strong>for</strong> approval by the concerned departments.<br />
Also he shall submit the final assignment report which will cover the architectural, civil,<br />
electrical and mechanical design reports along with the cost analysis.<br />
