Market situation
City center retail
• Bamberg has a compact city centre,
mainly shaped by the historic structure
of the town.
• Due to the limitations posed by the
historic structure, there is a lack of
modern retail supply in the innercity,
especially larger units.
• Many retailers, who would prefer an
innercity location, have to accept
suburban store locations.
• The prime retail area is located on
Grüner Markt, Hauptwachstrasse and
several (small) connected streets.
• Main anchors in city centre are H&M,
Karstadt, S. Oliver, Benetton, Pimkie,
New Yorker, Esprit, Douglas etc.
Non city center retail
• Atrium is Bamberg’s dated 21.000 m²
shopping center located next to the
central train station. Some vacancy.
• Anchors in Atrium are E-Center, Wöhrl,
Rossmann and Vögele
• Out of town supply is concentrated on a
retail park in the northwest of Bamberg
close to the A70 motorway entrance.
• Key retailers: REWE, Aldi, Lidl,
Marktkauf, OBI, Hornbach, C&A,
Intersport, Mediamarkt.
• Spread throughout Bamberg there are
several small convenience based retail
locations with a supermarket and a
couple of additional units mainly
catering for the local neighbourhoods.
Supply in the region
• Supply in neighbouring towns like
Schweinfurt, Erlangen, Nürnberg is
significant both in city centres as well
as out of town
• Most important projects in the
surrounding area are Franken Nürnberg
(40.000 m²), City Point Nürnberg
(12.000 m²) and Erlangen Arcaden
(19.500 m²).
• These towns are located outside the
extended regional catchment area of
Bamberg and have therefore limited
impact on the core catchment area.
