ALL THOSE TWO CERTAIN contiguous lots or pieces of ground, with the buildings and improvements thereon erected,<br />
hereditaments and appurtenances, situate in Upper Moreland Township (formerly Moreland), <strong>County</strong> of <strong>Montgomery</strong>,<br />
Commonwealth of Pennsylvania, bounded and described according to a survey thereof, made by R. H. Bryan,<br />
Civil Engineer, Jenkintown, Pennsylvania, for J. Walter Ruddach Estate, and recorded on December 10, 1910,<br />
at Norristown, Pennsylvania in Deed Book 636, Page 500, as follows:<br />
SITUATE on the Southerly corner of Madison Road (as laid out fifty feet wide) and <strong>Bar</strong>tram Road<br />
(as laid out fifty feet wide).<br />
CONTAINING together in front or breadth on the Southeast side of the said Madison Road, fifty feet<br />
(each lot being twenty-five feet in front) and extending together of that width in length, or depth Southeastward<br />
between line parallel with and along the Southwest side of the said <strong>Bar</strong>tram Road, one hundred twenty-five feet.<br />
BEING Lots Numbered 1139 and 1140 on the above mentioned survey.<br />
BEING the same premises which Charles S. Stokes and Suzanne B. Stokes, husband and wife, by indenture bearing date<br />
August 29, 2003 and recorded September 30, 2003 in the Office of the Recorder of Deeds in and for the <strong>County</strong> of <strong>Montgomery</strong>,<br />
State of Pennsylvania in Deed Book 5475, Page 576, granted and conveyed unto Michael T. McHugh and<br />
Nicole C. McHugh, in fee.<br />
TITLE TO SAID PREMISES IS VESTED IN Michael T. McHugh and Nicole C. McHugh, Tenants by the<br />
Entirety by Deed from Charles S. Stokes and Suzanne B. Stokes, husband and wife, dated 8/29/03, recorded 9/30/03<br />

according to a final plan of subdivision made of Sylvio Corporation, made by Urwiler and Walter, Inc.,<br />
Sumneytown, Pennsylvania, dated 10/15/1986, said plan recorded in the Office for the Recording of Deeds at Norristown,<br />
<strong>Montgomery</strong> <strong>County</strong>, Pennsylvania, in Plan Book A-27, Page 97, as follows, to wit:<br />
BEGINNING at a point on the Southwesterly ultimate right-of-way line of Zieglerville Road (no width given)<br />
point being measured these 3 following courses and distances from a point of curve on the Northwesterly side of<br />
Goshen Road (50 feet wide): (1) leaving Goshen Road on the arc of a circle curving to the left having a radius of<br />
20.00 feet and the arc distance of 30.37 feet to a point of tangent on the Southwesterly ultimate right-of-way line of<br />
Zieglerville Road; (2) North 72 degrees, 04 minutes, 22 seconds West, 87.59 feet to a point; and (3) North 68 degrees,<br />
(erroneously referred to as 88 degrees in Deed Book 5612, Page 1602) 28 minutes, 19 seconds West, 71.91 feet to a<br />
point of beginning, said point of beginning being a point, a corner of Lot No. 2 as shown on above mentioned plan;<br />
thence extending along the aforesaid lot, South 14 degrees, 56 minutes, 00 seconds West, 140.79 feet to a point,<br />
a corner of Lot No. 70 as shown on above mentioned plan; thence extending along the aforesaid lot, North 75 degrees,<br />
17 minutes, 35 seconds West, 46.00 feet (erroneously referred to as 48.00 feet in Deed Book 5612, Page 1602)<br />
to a point, a corner of lands now or late of Robert E. Little as shown on above mentioned plan; thence extending<br />
along the aforesaid lands, North 25 degrees, 47 minutes, 27 seconds West, 216.47 feet to a point on the<br />
Southwesterly ultimate right-of-way line of Zieglerville Road; thence extending along the same, South 68 degrees,<br />
28 minutes, 19 seconds East, 188.61 feet to the first mentioned point and place of beginning.<br />
BEING Lot No. 1 as shown on above mentioned plan.<br />

Location of property: 111 Zieglerville Road, Schwenksville, PA 19473.<br />
The improvements thereon are: A residential dwelling.<br />

De<strong>Law</strong>rence at the suit of Bayview Loan Servicing, LLC, a Delaware Limited Liability Company. Debt: $223,352.11.<br />
