ConstruCtion of new offiCe buildings
Client
Vodafone GmbH, Düsseldorf
project duration
October 2008 – December 2012
architect
HPP International Planungsgesellschaft mbH,
Düsseldorf
specific requirements was a key task.
This was because the Vodafone Campus
was intended not only to consolidate
various locations throughout Düsseldorf,
but also to introduce a new office and
communication structure and to realize
this architecturally. This was reflected in
the user requirement to have ‚paperless
office‘ and mobile working implemented
throughout the entire building.
one company for vodafone
Interdisciplinary Drees & Sommer
expertise was required for the successful
implementation of the project. In
keeping with the motto ‚as much as
necessary, as little as possible‘,
technical & economic controlling showed
clearly how early decisions can impact
on later construction. Cost/benefitoptimized
coordination of architecture
and technical systems was particularly
important during the investor selection
phase to ensure timely conclusion of
the lease agreement.
In a major project with 46,000 square
meters of facade cladding, 13,000 tonnes
of steel construction and approx. 90,000
cubic meters of concrete – sufficient to
build about 900 single-family homes –
it is important to ensure that all involved
maintain an overview and that changes
requested by the tenant are implemented
as soon as possible. To achieve this,
Drees & Sommer actively supported the
interface between tenant and investor.
This required additional services on
the part of Drees & Sommer, including
responsibility for the coordination of
the tenant fitout in the areas of IT and
telephone systems, as well as for the
installation of the campus-wide media
technology.
it interpreter between the client and
engineers
During the construction phase, Vodafone
IT professionals provided intensive
support, because although the architecture
addressed the requirements of
modern telecommunications technology,
intervention was often required to ensure
the best-possible IT solution. As a result,
the project managers undertook a comprehensive
needs analysis right down
to individual user level to address the
different requirements of the Vodafone
departments. For example, a service
center requires a different IT infrastructure
to administrative offices.
This allowed the actual requirements
for the backup power supply and the
availability of the communication components
to be determined with Vodafone
stakeholders and incorporated into the
project via the landlord.
Clearly coordinated facility management
is required to ensure that everything
runs smoothly during commissioning.
In this case, the FM strategy for the
Vodafone Campus was linked to Vodafone
Germany‘s portfolio strategy. In
the course of the reorganization and
re-tendering of all operator and FM
services for all properties in Germany,
Drees & Sommer managed a tendering
process to find and appoint a new
strategic partner for Vodafone. A
customized start-up concept for the
portfolio – specially tailored to the new
campus – ensured that the new operator
was involved in commissioning and
acceptance from an early stage and
was able to assume operational responsibility
directly.
