Reason:
In accordance with “Greater Flexibility for Planning Permissions Guidance”
(DCLG) 2010.
15. The development hereby permitted shall be carried out in accordance with
the approved Phase 1 Landscape and Ecology Management Plan report
M1273_18d, produced by Waterman CPM, dated 8 December 2008, prior to
the occupation of any dwelling within the development.
Reason:
In order that the impacts of the development are mitigated in accordance
with the Environmental Statement, and to ensure that the interests of nature
conservation are preserved, in accordance with policy Pc2G of the Reigate
and Banstead Borough Local Plan 2005.
16. Notwithstanding the provisions of the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking and re-enacting
that Order, with or without modification) no domestic extensions shall be
erected without the prior written approval of the Local Planning Authority.
