CHAIN OF TITLE REPORTES-102153 September 26, 2012HISTORICALOWNERSHIPGLOSSARYTherearecertaintermsusedinChainofTitlesearches,whichmayrequireclarification.Thisglossaryisdesignedtoprovidedefinitionsforsomeofthemostcommonterms.1.EnvironmentalLien:2.BreakinChain:3.Easement:4.MultipleOwners:5.MultipleParcels:TheEnvironmentalLienisarecordofadocument/instrumentfiledbytheCity,County,StateorFederalGovernmentthatpreventstheconveyanceofapropertybecauseofsevereenvironmentalproblemsexistingonthepremises.Theremayappeartobeabreakinthechainoftitleasindicatedwhenthesequentialtracingofownershipfails.Anexampleofabreakwouldbe:SmithtoJones...JonestoWilson...WhitetoBlack.ThemissinglinkisfromWilsontoWhite.Thereareseveralpossiblereasonsforthisoccurrence. Duetothesizeorotherphysicalcharacteristicsoftheproperty,therecouldbemultipleownersatanytimewhentracingthehistoryoftheownershipoftheproperty. Therecouldbean“easementtitle”oversomeportionoftheproperty,allowingforuseofthatportionforaspecificpurpose.
