Tasks, continuediv.Identify prior uses of the Property, including the natureof businesses or operations which were on the Propertysince 1940 or back until the time that the property wasnot yet developed (development including agriculturaluses and the placement of fill upon the property) atintervals determined by the EnvironmentalProfessional, based on sources that are reasonablyascertainable and that are useful. Such sources includeeasements, liens, and other encumbrances on theProperty.b. Adjoining Properties and Surrounding AreaFor Environmental Conditions, describe land uses (includingpresent or most recent use[s] and prior use[s]), in the areasurrounding the Property. Determine how these uses mayadversely impact the Property (e.g., whether there are anyactivities that may generate, use, store, or dispose of HazardousSubstances or Petroleum Products; whether such activities areon properties topographically up gradient or down gradient tothe Property [if reasonably ascertainable]; and whether there ispotential for groundwater contamination).The area surrounding the Property that will be researched willbe at a search distance determined by the EnvironmentalProfessional. 22Factors to consider in making this determination include but are not limited to:the extent to which information is reasonably ascertainable; the time and costinvolved in reviewing surrounding uses (for example, analyzing aerial photographs isrelatively quick, but reviewing property tax files for adjacent properties or reviewinglocal street directories for more than the few streets that surround the site is typicallytoo time-consuming); the extent to which information is useful, accurate, andcomplete in light of the purpose of the records review; the likelihood of theinformation being significant to environmental conditions in connection with theproperty; the extent to which potential concerns are obvious; knownhydrogeologic/geologic conditions that may indicate a high probability of hazardoussubstances or petroleum products migration to the property; how recently localdevelopment has taken place; information obtained from interviews and othersources; and local good commercial or customary practice.
