It is bounded to the north andeast by the Council Public Carpark, to the south by a newMixed Use Development.The site is presently in use as a Stonemason Business andassociated storage yards. It is probable that the area isdivided among several different owners. The illustrativeproposals may therefore need to be adapted to suit thespecific circumstances. Retaining private open space andassociated privacy for adjacent dwelling units will berequired.DEVELOPMENT POTENTIAL:The site presents considerable opportunity for securing asensitive, high density residential scheme on backlands inclose proximity to The Square that are presently underutiltised.Vehicular access may be obtained either throughthe redevelopment of the present archway fronting to ChurchRoad, or through the adjoining Council Carpark.As ExistingGENERAL REQUIREMENTS:Possible 2-storey apartment terrace complex withbuildings centered around a courtyard.
