Appendix 5: Detailed Site Assessment Tablesintegration into the surrounding community.The principle of sites for Gypsies <strong>and</strong> Travellers is governed by Local Plan Policy HG.16. Policy CP.11 of the Submission DraftCore Strategy will replace LP Policy HG.16. The site is suitable in the context of these policies, subject to an appropriatehighway assessment being conducted <strong>and</strong> an assessment of the impact upon neighbouring occupiers’ amenities.Availability <strong>and</strong>AchievabilityWorks would be required to make site acceptable for residential use, including demolition of the existing building <strong>and</strong> theboundary wall to the front of the site, <strong>and</strong> infrastructure works. No other barriers to development have been identified as the siteis available now.The site is Council-owned but could be delivered within the next 5 years.Site CapacityThe site consists of a large derelict building <strong>and</strong> garden l<strong>and</strong> to the rear. The site is flat.Based on 500m2 pitch sizes (including for internal circulation, residents <strong>and</strong> visitor parking), the site of 0.05ha would have aholding capacity of a maximum of 2 pitches, suitable for a permanent site.Recommendation The site should be allocated for a maximum of 2 permanent residential pitches.
