Appendix 5: Detailed Site Assessment TablesSiteSite <strong>and</strong>SurroundingAreasDescriptionGT.16 Braysdown Depot, Braysdown Lane, Peasedown St John, BA2 8LLThe site is 1.5 hectares.The site is outside the housing development boundary but adjacent to existing residential development at Braysdown Lane.The existing use as minerals <strong>and</strong> vehicle storage would recommend the site for redevelopment with some business use to makeefficient use of a brownfield site.The site is outside the Green Belt.The site benefits from existing screening to the south of the site. To preserve residential amenity <strong>and</strong> privacy it may be suitableto require l<strong>and</strong>scaping at the boundary with the existing residential properties.Part of the site is brownfield l<strong>and</strong>. The remainder is greenfield.The site is within the Radstock Conservation Area, though the existing industrial use would indicate that change of use toresidential may not result in any significant change in impact on the Conservation Area.HighwaysSite ConstraintsExisting site access is acceptable for the current use by Heavy Goods Vehicles transporting minerals (HGVs). Access forcaravans <strong>and</strong> larger vehicles is likely to be acceptable here.Access to services <strong>and</strong> facilities is relatively poor at this location. This does not preclude development of the site, as rural orsemi-rural locations are accepted by national planning policy.The site is also covered by an SNCI designation. Further survey work would be required to determine the site’s suitability forredevelopment as a residential site.The need to travel to work is a consideration in recommending this site for redevelopment as a Travelling Showpeople site asthis group has a lesser need for access to other forms of employment.Remediation works are likely to be required prior to development <strong>and</strong> occupation of this site due to its former colliery use <strong>and</strong>
