Appendix 5: Detailed Site Assessment TablesSiteSite <strong>and</strong>SurroundingAreasInformationHighwaysSite ConstraintsGT.10 Shakespeare Road play area, Westfield, Radstock, BA3 3XLThe site is 0.37 hectares, of which approximately 0.32 hectares is developable.The site is adjacent to the housing development boundary of Radstock.The site benefits from good access to services <strong>and</strong> facilities.The site is currently accessed by a footpath running to <strong>and</strong> between properties on Wesley Avenue, <strong>and</strong> Shakespeare Road.Further vehicular access on to the site could be established from Shakespeare Road. No highway problems are consideredlikely to arise from the use of this site as residential accommodation.The site is located adjacent to residential properties on Shakespeare Road <strong>and</strong> is heavily overlooked in part due to the slopingnature of the site. The level of exposure of the site leads to the conclusion that development at this location would likely harmsite <strong>and</strong> neighbouring residents’ amenity <strong>and</strong> privacy. Development would likely not assist the promotion of peaceful <strong>and</strong>integrated co-existence between the site <strong>and</strong> the locality, as required by as national planning guidance.The sloping nature of the site would make development for residential accommodation difficult.The site is also located adjacent to the Norton Radstock (disused) railway SNCI. The development of this site is likely to havean adverse impact on the SNCI.Potential forDevelopment <strong>and</strong>SuitabilityAvailability <strong>and</strong>AchievabilityThe site is in a highly accessible location but is surrounded by existing residential properties in an exposed location. Thedevelopment of this site would meet an identified need.The site is not considered suitable due to the topography of the site which would prevent reasonable residential amenity <strong>and</strong>privacy for site residents.The site is available for development in the short term <strong>and</strong> could be developed within 5 years.There are no identified barriers to development of this l<strong>and</strong>.
