There is a good st<strong>and</strong>ard of highway access fromWaterloo Road. No highway problems are likely to arise from the use of this site for residential accommodation.The site lies on the former Ludlows Pit. The site is potentially contaminated <strong>and</strong> would require a full contaminated l<strong>and</strong>assessment <strong>and</strong> remediation works prior to development <strong>and</strong> occupation.The site is located within the Radstock Conservation Area.The site location is adjacent to the main highway through Radstock. This is good for accessibility. The site is highly visible in itssetting, with neighbouring 2-3 storeys high buildings heavily overlooking the site. There is little potential for screening toestablish resident amenity <strong>and</strong> privacy. The development of this site for Traveller pitches would appear incompatible with thesurrounding environment.Development at this location would likely not assist the promotion of peaceful <strong>and</strong> integrated co-existence between the site <strong>and</strong>the locality due to the level of visual exposure.Potential forDevelopment <strong>and</strong>SuitabilityThe site is in a highly accessible location but is surrounded by existing residential <strong>and</strong> commercial properties in an exposedlocation. The development of this site would meet an identified need.The site is not considered suitable due to the sensitivity of the location to development. This would prevent reasonableresidential amenity <strong>and</strong> privacy being established for site residents.
