Appendix 5: Detailed Site Assessment TablesSiteSite <strong>and</strong>SurroundingAreasInformationGT.13 The Dagl<strong>and</strong>s open space, Camerton, BA2 0PRThe site is 0.47 hectares.The site is located immediately adjacent to the housing development boundary of Camerton.The site has more limited access to key services <strong>and</strong> facilities than other sites but is located outside the Green Belt.The site topography relative to The Dagl<strong>and</strong>s may require screening to preserve neighbouring residents’ amenity <strong>and</strong> privacy.HighwaysThe site does not benefit from existing formal vehicular access from the public highway. Access from The Dagl<strong>and</strong>s wouldrequire works due to the slope of the access to the site. The access would only permit single way flow which would requiresafeguards to be put in place to manage access <strong>and</strong> egress at this location.Access to the site would require access over l<strong>and</strong> under third party ownership. Necessary legal consents would have to beachieved.Site ConstraintsThe site is covered by Local Plan policy SR.1A (Public Open Space) which deems the site unsuitable for redevelopment.Development of this site would require suitable <strong>and</strong> equivalent quality <strong>and</strong> quantity recreation space to be provided in an easilyaccessible location.Guidance on the design of Gypsy <strong>and</strong> Traveller sites recommend that sites should not be developed on sloping l<strong>and</strong> wherethere is the risk of caravans being overturned. Site topography would require works to make the site stable for residentialaccommodation <strong>and</strong> this would have cost implications. The development of this site would also require a detailed l<strong>and</strong>scapeassessment to assess the impact on surrounding areas.Potential forDevelopment <strong>and</strong>SuitabilityThe site is not in a highly accessible location but is adjacent to existing residential properties. The development of this sitewould meet an identified need for a medium scale residential site.
