The site is broadly triangular <strong>and</strong>comprises Chew Valley Scout Hut <strong>and</strong> play space.The site has relatively poor access to local services <strong>and</strong> facilities.The site benefits from existing roadside screening with minimal overlooking of the site from neighbouring residential properties.The site could be further l<strong>and</strong>scaped to ensure resident privacy <strong>and</strong> amenity .HighwaysSite ConstraintsAccess to the site for the existing use is from The Drive. Access from Bromley Road would require works as the Class 4 road ispresently very narrow <strong>and</strong> constrains access for large vehicles. Removal of hedgebank would be required to establish accessfrom this road. Access from The Drive for a Gypsy or Traveller site is more appropriate than from the adjoining boundary atBromley Road <strong>and</strong> is likely to be acceptable.The site is covered by Local Plan policy SR.1A (Public Open Space) which deems the site unsuitable for redevelopment.The site is located within the Green Belt.Potential forDevelopment <strong>and</strong>SuitabilityThe site is not in an accessible location but is located adjacent to existing residential properties. The development of this sitewould meet an identified need <strong>and</strong> provides a flat area of l<strong>and</strong> suitable for development.This site is not considered suitable for development as a Gypsy <strong>and</strong> Traveller site due to the application of Local Plan policySR.1A preventing development of recreational public open space.A full highways assessment would be required to ascertain suitability for residential development should the site be consideredfor development in the long term.
