Don’t make it easy for arsonists<br />

WE’RE IN a new year and<br />

the same old incidents<br />

keep on occurring. By this<br />

I mean kitchen fires and<br />

arsons.<br />

An unattended cooking<br />

fire in Sockburn this<br />

week raised an interesting<br />

dilemma for landlords.<br />

Most know that there<br />

is a new building law<br />

requirement that landlords<br />

provide smoke detectors in<br />

their properties.<br />

In the case referred to<br />

there weren’t any smoke<br />

alarms in a rental where<br />

the tenant went off to work<br />

forgetting about food<br />

cooking on the stove.<br />

Smoke was seen and Fire<br />

Service troops attended.<br />

There wasn’t too much of<br />

a mess and our crew made<br />

sure there was a brand new<br />

10-year smoke detector<br />

installed (free of charge<br />

by the way) before the<br />

occupant went back in.<br />

But what would be the<br />

result if the tenant had<br />

gone to bed after cooking<br />

rather than leaving for<br />

work? What if then the<br />

worst happened? How<br />

would the law treat the<br />

landlord?<br />

It’s a good enough<br />

reason to make sure an<br />

alarm is there and that the<br />

installation is recorded.<br />

Then it’s the tenant’s<br />

responsibility if the alarm<br />

is removed. Otherwise<br />

landlords, you could be in<br />

the gun!<br />

cardboard stored under<br />

yard. Most of the damage<br />

was cosmetic but some<br />

light fittings and air<br />

conditioning units were<br />

destroyed. It probably<br />

wouldn’t have happened if<br />

combustibles hadn’t been<br />

available.<br />

Please make sure your<br />

skips, bins and cardboard<br />

cages are locked and away<br />

from your building.<br />
