FROM THE GROUND UP
New, award-winning industrial quality
for lease at 600 Arthur Porter Drive
Opportunities to occupy a new facility in one of the Waikato’s
fastest growing and most attractive industrial parks don’t come
along every day. However, a new 1,558sqm facility is being
created by Chalmers Properties at 600 Arthur Porter Drive in the
60-hectare Te Rapa Gateway precinct, northern Hamilton, and the
opportunity to lease the facility is now.
Comprising 249sqm of
office, 1060sqm warehouse
and 249sqm canopy,
the facility will be ready
for occupation on 1st December
2019. It follows the same design
style and features as its neighbours,
which won recognition
at the recent Property Council
New Zealand’s Property Industry
Awards. It is also being created
by the same team of builders
and architects.
Michael Clark, Sales and
Development Manager for Te
Rapa Gateway, says that the
new facility will have a number
of features over and above
requirement as Te Rapa Gateway
aims to set a new standard
for industrial development in
New Zealand. “In order to create
an attractive, fit-for-purpose
facility that will generate longterm
value for the occupier,
we are building in ultra-fast
broadband, on-site parking,
nine-metre high stud, clear span
warehousing, roller doors, tilt
slab construction, and appealing
office layouts with air-conditioning.
“Furthermore, the new
premises will have drivethrough
capability onto a joint
right of way that will effectively
provide a multi-directional
route that allows trucks to pass
each other. This creates more
options and flexibility for occupiers
and eliminates the need for
yard-consuming turning circles
within the boundaries of each
individual lot.”
The new building’s neighbours
have already attracted
high quality tenants Prochem
Group and Metropolitan Glass
& Glazing Ltd on long-term
leases. They join several large
businesses now housed at Te
Rapa Gateway including Bidvest,
Lely and Normans Transport,
Southpac Trucks, roofing
manufacturer Metalcraft Industries,
Hynds Pipes and Viridian
Glass.
Clark says that Te Rapa
Gateway’s rapid growth has
been driven by economic confidence
in the Waikato, low
interest rates and industrial land
prices half of those in key Auckland
industrial areas.
“This project is filling a hole
in Hamilton’s tight industrial
leasing market. With industrial
vacancy rates at all-time lows,
the market has been waiting
for a new industrial offering
in Te Rapa, and builders are
struggling to keep up with
demand. Most of the new space
is taken up before building even
begins.”
He says the new premises
will appeal to an array of
high-quality tenants looking
to get a foothold in the rapidly
growing Hamilton market. “A
major drawcard for tenants is Te
Rapa Gateway’s location alongside
the Waikato Expressway
and The Base, the region's biggest
shopping centre.
“This is Hamilton's fastest
growing industrial area, and its
zoning provides for a diverse
range of warehousing, bulk
storage, processing and manufacturing.
It won’t be long
before this new opportunity is
snapped up.”
