PLANNING COMMISSION<br />

May 5, 1986<br />

PRESENT: Thompson, Lupin, Dickson, Little<br />

Leo Derderian of Levon Enterprises presented a revised site plan for<br />

the construction of two buildings on _Lots 7 & 8, Bloomfield Hills Research<br />

Industrial Park, Section 4, located on Enterprise Court, east of Franklin<br />

and north of Square Lake Road. He indicated this will be office/warehouse<br />

use and there was discussion on side yard set backs and front yard<br />

parking requiring Board of Appeals approval. Motion was made by<br />

Dickson, seconded by Little and was unanimously supported to forward<br />

the site plan for two buildings on Lots 7 & 8, Bloomfield Hills Research<br />

Industrial Park, Section 4, to the Township Board with recommendation<br />

for approval subject to Board of Appeals review and approval of variances.<br />

Jay Cooke and Phillip Couglin presented a site plan for an addition to<br />

the building on the corner of Orchard Lake Road and Ward Road. They<br />

propose retail business use of the property which was formerly a nonconforming<br />

plumbing shop. They stated they anticipate about two-thirds<br />

will be storage area and one-third retail or light office and advised<br />

they currently have an antique dealer as a tenant. Motion was made<br />

by Little and was unanimously supported to forward the site plan for<br />

an addition to the building on Lots 161 & 162, Ward Orchards, to the<br />

Planner for review and study.<br />

Discussion was held on the proposed PRD amendment to the Zoning<br />

Ordinance and it was the consensus revision and change to the proposed<br />

text would be desirable.<br />

Motion was made by Little, seconded by Dickson and was unanimously<br />

supported to cancel the public hearing scheduled for Monday, May 19,<br />

1986 at 8:00 p.m. Hearing to be rescheduled for the earliest available<br />

meeting date (June 2 or June 16, 1986) following completion of revisions<br />

for consideration of amending Zoning Ordinance No. 265 by adding a<br />

new Article V-A, PRD, Planned Residential Develomen t Districts.<br />

Motion was made by Little, seconded by Lupin and was unanimously<br />

supported to call for a Public Hearing to consider rezoning acreage<br />

parcel C-15-6, Section 2, from R-1, One-Family Residential District<br />

to PRD, Planned Residential Development Districts, to be scheduled<br />

for the earliest available meeting date.<br />

Motion was made by Lupin and was unanimously supported approving<br />

the March 17 minutes as submitted.<br />

Motion was made by Lupin and was unanimously supported approving<br />

the April 21 minutes as submitted.<br />

Motion was made by Lupin and was unanimously supported approving<br />

the Annual Report as submitted.<br />

Meeting scheduled for Monday, May 19, 1986 was cancelled. Next meeting<br />

date will be June 2, 1986.<br />
