Secondly, requirement is that IIThe location of all natural features<br />

including the existing topography and vegetation as related to any<br />

of the water features above mentioned shall not in any way be rearranged<br />

for a distance of at least twent (20) feet measured from the<br />

edge of the wetland into the buildable portion of the dry site. II Our<br />

expert's definition of where the wetland is at would show your plan<br />

does infringe into the area that would be 20 ft. into the wetland.<br />

Leo Derderian of LeVon Enterprises, Inc. presented a site plan for<br />

two buildings on lots 7 and 8, Bloomfield Hills Research Industrial Park,<br />

Section 4. The plan as submitted requires side yard set back variances<br />

and the Commission pointed out these buildings are wider than the<br />

others constructed down the street where smaller side yards were granted.<br />

Mr. Derderian noted there is a minimum of 20 ft. and sometimes there<br />

is 30 ft. between buildings on the others he has constructed. There<br />

was discussion on the proposed set back change and the Commission<br />

concurred they cannot recommend the change since there is no real<br />

hardship. Motion was made by Lupin, seconded by Smith and was<br />

unanimously supported to deny without prejudice the site plan for<br />

constuction of two buildings on Lots 7 & 8, Bloomfield Hills Industrial<br />

Park, Section 4, for reworking of plans to conform with Ordinance.<br />

The next regularly scheduled meeting April 7, 1986 was cancelled due<br />

to lack of quorum.<br />
