4 PREVIOUS INTRUSIVE INVESTIGATION<br />

4.1 An intrusive investigation was undertaken by Woolgar Hunter in 2006. This was for a<br />

larger site, however, several exploratory holes were located within the site in question. The<br />

following is a summary of these findings relevant to the site as defined in this report.<br />

Ground Encountered<br />

4.2 Two exploratory holes, BH1 and BH2, were located in the area of the proposed<br />

development, one (BH2) close to the north eastern part of the proposed store footprint.<br />

4.3 In the western part of the site, an area of former reservoir, the ground conditions are<br />

recorded as made ground comprising medium dense sand and gravel with ash to a depth of<br />

1.9m overlying probable sandstone bedrock. In the eastern part, adjacent to the proposed<br />

building, the ground conditions comprise a metre of granular and cohesive made ground<br />

overlying firm sandy gravelly clay with probable sandstone bedrock recorded at 1.9m.<br />

4.4 No groundwater was encountered.<br />

Contamination<br />

4.5 No contaminants were recorded at concentrations considered to pose a risk to a<br />

commercial use at the site.<br />

Japanese Knotweed<br />

4.6 An infestation of Japanese Knotweed was treated by use of herbicides in 2005. An up<br />

to date survey should be carried out to confirm that no re-infestation has occurred.<br />

Ground Gas<br />

4.7 Gas monitoring was undertaken over a month within BH2 and recorded a trace of<br />

combustible gas and carbon dioxide to a maximum concentration of 0.75% v/v. No flow<br />

readings were recorded.<br />
