3 DESK STUDY
3.1 A review of a previous desk study report undertaken by Woolgar Hunter (2006) for a
larger site, and encompassing the site in question, has been undertaken with a brief summary
of the findings relevant to the Aldi development site are outlined below.
Site History
3.2 A reservoir occupied the northwestern part of the site and a residence, ‘Colinslie
House’ with gardens occupied the remainder of the site in the mid to late 19 th century.
During the 20 th century a ‘Works’ occupied the northwestern part of the site. Since the
1980s, a large industrial building occupied the majority of the site with smaller buildings
remaining in the west. Above ground fuel tanks were present in the northwestern part of the
site. Surrounding land uses have involved predominantly industrial activities comprising a
print works, a laundry, a ‘Hair works’ and a chemical works.
3.3 As outlined above, the site has had some past industrial use including a reservoir,
probably infilled and with unknown materials during the late 19 th century. Former above
ground fuel tanks were present on site. The nearest off site potentially contaminative land
uses are an adjacent former vehicle servicing garage to the northwest and a refuse heap
close to the eastern boundary.
Environmental Data
• Superficial soils comprising glacial till underlain by Carboniferous strata of the Lawmuir
Formation (mudstones, siltstones, limestones and coal seams).
• Site does not lie in a flood risk area.
• No registered landfills recorded within 500m.
• The nearest watercourse, Espedair Burn, is some 50m north.
• The underlying solid strata are classed as a locally important aquifer.
• There are 6 discharge consents within 500m, but none associated with the site itself.
• Radon protection measures are not required for future developments.
• The site is not affected by shallow coal mining.
