What’s proposed: Around 3,500 dwellings, 18,000m 2 of<br />
commercial area, 17,000m 2 of retail area, open space and<br />
community facilities.<br />
Our role: As masterplanner and developer, we delivered<br />
all <strong>the</strong> infrastructure, environmental features and parklands.<br />
The private sec<strong>to</strong>r is delivering <strong>the</strong> built form in accordance<br />
with council requirements and <strong>the</strong> Vic<strong>to</strong>ria Park design<br />
guidelines.<br />
Where it’s up <strong>to</strong>: Delivery phase. Over 1,550 apartments<br />
have been delivered, along with key infrastructure, water<br />
sensitive urban design features, a small retail precinct,<br />
community facilities and four parks. A fur<strong>the</strong>r 900<br />
apartments are under construction.<br />
Features: This multi-award-winning project is <strong>the</strong> catalyst<br />
for <strong>the</strong> broader redevelopment occurring in and around<br />
Green Square. It is designed <strong>to</strong> accommodate a rapidly<br />
changing housing market and caters for a wide range of<br />
housing types. The cutting-edge design and environmental<br />
features pioneered in Vic<strong>to</strong>ria Park are now being rolled out<br />
across <strong>Landcom</strong> projects.<br />
What’s proposed: Redevelopment of <strong>the</strong> former Prince<br />
Henry Hospital site, featuring 950 dwellings, res<strong>to</strong>ration<br />
of 19 heritage buildings, conservation of 4.2ha of eastern<br />
suburbs banksia scrub, community facilities and open<br />
space.<br />
Our role: We have masterplanned <strong>the</strong> estate and <strong>the</strong><br />
delivery of built form has been undertaken by <strong>the</strong> private<br />
sec<strong>to</strong>r according <strong>to</strong> our requirements.<br />
Where it’s up <strong>to</strong>: Delivery phase. Remediation,<br />
infrastructure and civil site works are complete. A large<br />
number of community organisations are now housed on <strong>the</strong><br />
site. All home sites have been sold and agreements have<br />
been negotiated with developers, including S<strong>to</strong>ckland,<br />
Sunland, St Lukes and Brookfield Multiplex. Around 75% of<br />
dwellings have been completed. A reserve trust has been<br />
established <strong>to</strong> manage <strong>the</strong> land and building assets which<br />
remain in public ownership.<br />
Features: This development is significant for its sensitive<br />
management of environmental, social and heritage<br />
issues and its coastal location. It not only provides diverse<br />
dwellings, including aged care, but also includes various<br />
social and environmental sustainability initiatives and<br />
returns 80% of <strong>the</strong> site <strong>to</strong> <strong>the</strong> public as open space.<br />
What’s proposed: Around 1,200 dwellings in <strong>to</strong>tal with<br />
850 lots for private sale by <strong>Landcom</strong> and 350 lots that will<br />
be built and retained by Housing <strong>NSW</strong>. Also included are<br />
a reconfigured road and footpath network, cycleways, six<br />
public reserves and a multi-purpose community facility.<br />
Our role: We are working with Housing <strong>NSW</strong> and<br />
Campbell<strong>to</strong>wn City Council <strong>to</strong> redevelop this former public<br />
housing estate.<br />
We negotiated <strong>the</strong> development management agreement<br />
and site masterplan and we are providing funding and<br />
development management services for what will become a<br />
model for <strong>the</strong> redevelopment of public housing estates.<br />
Where it’s up <strong>to</strong>: Delivery phase. The concept plan<br />
was approved and rezoning gazetted in 2006. Stage 1<br />
construction activities were completed in September 2008,<br />
followed by Stage 2 (2009), Stage 3 (2010) and Stage 4<br />
(2011). The Stage 5 and 6 construction works commenced in<br />
April 2011 and are due <strong>to</strong> be completed in mid 2012.<br />
Features: The redevelopment will revitalise and transform<br />
<strong>the</strong> former estate’s poor physical and social environment<br />
and help address <strong>the</strong> issues that have troubled this estate<br />
in <strong>the</strong> past.<br />
