INFLUENCING DESIGN<br />

Influencing design is about ‘walking <strong>the</strong> talk’ and introducing<br />

a sustainability culture in<strong>to</strong> our own projects so we can, in turn,<br />

influence broader development outcomes. The <strong>to</strong>ols we use<br />

<strong>to</strong> achieve this are <strong>the</strong> <strong>Landcom</strong> Guidelines, which provide<br />

direction on how <strong>to</strong> achieve high quality and sustainable home<br />

and neighbourhood designs.<br />

Our aim is for all our projects <strong>to</strong> take <strong>the</strong> <strong>Landcom</strong> Guidelines<br />

in<strong>to</strong> account during <strong>the</strong> planning and design phase.<br />

Fur<strong>the</strong>rmore, all lots that have sustainable design criteria<br />

should have two of <strong>the</strong> following:<br />

How we performed<br />

While 60% or six out of 10 projects used <strong>the</strong> <strong>Landcom</strong><br />

Guidelines, Garden Gates, Spring Farm, The Ponds Stage<br />

3 and Vantage are all projects that pre-date <strong>the</strong> guidelines,<br />

giving rise <strong>to</strong> <strong>the</strong> recorded result.<br />

With regard <strong>to</strong> sustainable design criteria in solar, energy, water<br />

and recycling, 100% or 1,048 lots included two or more of <strong>the</strong>se<br />

criteria in <strong>the</strong>ir design guidelines. This is an improvement over<br />

last year’s figure of 93%.<br />

This was <strong>the</strong>n superseded by BASIX, so<br />

data collection was no longer required.<br />

For projects where we only sell land, we can normally only<br />

influence <strong>the</strong> built form by encouraging <strong>the</strong> use of <strong>the</strong><br />

<strong>Landcom</strong> Guidelines. This year, 100% of projects have design<br />

guidelines – or 10 out of 10 of <strong>the</strong> projects delivering land only.<br />

This is equivalent <strong>to</strong> 1,048 lots being influenced by <strong>Landcom</strong>’s<br />

preferred design outcomes.<br />

It is pleasing <strong>to</strong> see that <strong>the</strong> steps we <strong>to</strong>ok last year <strong>to</strong><br />

improve results, including introducing a refresher course<br />

on sustainability within <strong>the</strong> organisation and enhancing<br />

existing communication and information systems <strong>to</strong> improve<br />

knowledge about sustainability requirements, appear <strong>to</strong> have<br />

paid off.<br />
