Surveys of Oklahoma City residents conducted early in the plan process noted a general disquiet about the appearance of the city. This was a hot button issue for many residents who expressed dismay with the attractiveness of the downtown, of neighborhoods, of streets, of commercial areas. Less than one-fourth of those surveyed rated appearances in the city as excellent or good. Too many would seem to agree that the city’s appearance suffers in comparison to Tulsa, Wichita, Dallas-Fort Worth, Denver, and San Antonio. The people greatly impact a city’s appearance positively through beautification efforts and negatively through thoughtless, careless acts of littering and neglect of property maintenance. In turn, a city’s appearance affects its people. Pride of place can affect one’s outlook on life and how one relates to people from other places. Community appearance whether attractive, unremarkable or poor, burns an enduring image in the minds of people who visit or travel through the city. For visitors, the image forms much of their opinion of the city. The city’s appearance is important in attracting new industry or bolstering the tourist trade. When appearance is poor, efforts to attract industry and tourism may be unsuccessful. But when there is pride in a community’s appearance these efforts are bolstered by a confidence that can win the day. Assets A vast geographic area with a landscape that varies from wooded rolling hills to large lakes to level prairie with long vistas and tree-studded streams. Tremendous tourism potential due to the city’s position as a crossroads of the nation with highways entering from all directions and the recent development of major attractions. A growing awareness by the citizenry of the importance of appearance and image of the city and a growing commitment to strong efforts for improvement Ample sunshine and generally warm temperatures throughout the year Pockets of interesting architectural styles in commercial and residential areas Open space with available land for beatification and preservation The MAPS Program Improvements including the ballpark, canal, and Bricktown The State Capitol The Health Science Center On-going Main Street Programs Historical Neighborhoods School of Science and Mathematics Campus Public Parks Attractions such as the Oklahoma City Zoo, the Myriad Botanical Gardens, and museums 83
Liabilities An unclear sense of identity because of a brief history that began with overnight development at a location not clearly in any one identifiable region of the country. A history of not maintaining property and careless disposal of trash Unsightly sign clutter greeting highway travelers and city motorists Unsightly industrial storage yards at highly visible locations along gateways (highways entering the city) Landfills, ever increasing in height, which dominate in select areas Large metal structures which are deteriorated and/or lack attractive exterior finish materials at highly visible locations along city gateways Poor appearance along arterial streets due to the buildup of trash and weeds and the absence of streetscape improvements such as landscaping and well-maintained sidewalks Abandoned signs and signs in disrepair which mar the view along streets and highways Poor maintenance and upkeep of structures and property in both urban and rural neighborhoods A substantial number of vacant buildings and properties, particularly in older areas of the city, which are unsightly due to neglected maintenance Climate that limits some types of landscaping Lighting on interstate highways that is out of scale with surroundings and distractive both to drivers and nearby residents No requirements for continual upkeep of landscaping and replacement of dead plant material Need for stronger requirements to preserve trees and vegetative cover during development. New frontier political mentality that landowner can do anything they want with property they own Tendency to place all parking in front of commercial retail buildings Carelessness and thoughtlessness on the part of the public and some motorists who throw items from vehicles, dump trash in rural areas, and fail to cover loads in the back of trucks Weak landscaping requirements in city regulations and no landscaping requirements for industrial buildings 84
