amount of the related first mortgage loan, substantially exceeds<br />
the value of the mortgaged property. High LTV mortgage loans<br />
are sometimes called "125% mortgage loans" because many<br />
lenders would allow the combined LTV to be as high as 125%.<br />
For example, suppose a consumer borrows $80,000 to buy a<br />
house for $100,000. The consumer might subsequently take a<br />
high LTV mortgage loan for an additional $45,000. The<br />
combined loan amount would be $125,000 and the combined<br />
LTV would be 125%<br />
home equity loans; HELs – a major asset class backing ABS.<br />
Traditionally the term "home equity loan" referred to a second<br />
mortgage loan. More recently, in the context of ABS, the term<br />
refers broadly to virtually all loans secured by residential real<br />
estate other than prime-quality first mortgage loans, and<br />
manufactured housing loans. ABS professionals sometimes<br />
include all the following types of residential real estate loans<br />
within the HEL category:<br />
• subprime mortgage loans (i.e., first lien mortgage loans to subprime<br />
borrowers)<br />
• second lien mortgage loans<br />
• home equity lines of credit (i.e., revolving lines of credit secured by<br />
the borrowers' homes)<br />
• high LTV mortgage loans<br />
HUD; Department of Housing and Urban Development – a<br />
department of the U.S. government that sponsors programs to<br />
promote home ownership among low- to middle-income<br />
Americans. FHA and Ginnie Mae are agencies within HUD.<br />
implicit guarantee – refers to the widely held view that the U.S.<br />
government would voluntarily support Fannie Mae's and Freddie<br />
Mac's guarantee obligations on their MBS if either became<br />
financially unable to do so. In contrast to its relationship with<br />
Ginnie Mae, the U.S. government has no legal obligation to<br />
support Fannie Mae or Freddie Mac. However, many<br />
securitization professionals hold the view that both Fannie Mae<br />
and Freddie Mac are "too big to fail" and, therefore, that the<br />
U.S. government would rescue either of them from imminent<br />
failure.<br />
interest-only security; IO – a security that receives some or all<br />
of the interest component of payments on underlying debt<br />
obligations, but none of the principal component of such<br />
payments. Issuers of MBS sometimes create IOs – and their<br />
corresponding principal-only (PO) securities – by separating<br />
interest and principal from an underlying pool of mortgage loans<br />
and allocating each to different classes of securities. Often, an<br />
IO backed by residential mortgage loans has the unusual<br />
characteristic of negative duration. Thus, an IO can serve as a<br />
tool for hedging interest rate risk in a fixed income investment<br />
portfolio.<br />
interest rate process – in the context of an option-adjusted<br />
spread (OAS) model, the mechanical or mathematical scheme<br />
for simulating changes in interest rates over time. A typical<br />
OAS model treats interest rate movements as a random walk<br />
with mean reversion. In such a model, a key parameter is the<br />
volatility of interest rates, which is often described in terms of<br />
the standard deviation of interest rates (measured daily) over<br />
the course of one year.<br />
interest rate sensitivity – the sensitivity of a security's price to<br />
changes in interest rates. See "duration."<br />
inverse floater – a security where the rate of interest changes in<br />
the opposite direction of changes on an underlying benchmark.<br />

暗 示 的 保 証 ; 暗 黙 の 保 証 ; 準 保 証 - ファニーメイとフレディマック<br />
が 発 行 する MBS に 付 している 債 務 保 証 に 関 して、 両 機 関 が 履 行 困<br />

は 連 邦 政 府 が 直 ちに 救 済 策 を 講 じると 認 識 されている。<br />
IO 債 - 裏 付 債 権 から 生 じる 金 利 支 払 の 一 部 あるいは 全 額 を 受 け<br />
取 るが、 元 本 は 一 切 受 け 取 らない 債 券 クラス。MBS 発 行 の 際 に IO<br />
債 と PO 債 ( 元 本 のみを 受 け 取 るクラス)を 組 成 し、 裏 付 けとなるモ<br />
ーゲージ・プールから 発 生 する 返 済 を 元 本 分 と 金 利 分 に 分 離 して、こ<br />
れら 別 々のクラスに 配 分 することがある。 住 宅 用 モーゲージで 裏 付<br />
けされた IO 債 は、 負 のデュレーションという 特 殊 な 性 質 を 持 ち、 債<br />
券 ポートフォリオの 金 利 リスクをヘッジする 手 段 として 利 用 されること<br />
が 多 い。<br />
金 利 プロセス - オプション 調 整 後 スプレッド(OAS)モデルに 関 連 し<br />
て、 将 来 の 金 利 動 向 をシミュレートする 数 量 モデルのこと。 典 型 的 な<br />
OAS モデルでは、 金 利 変 動 を 平 均 回 帰 的 ランダム・ウォークと 想 定<br />
し、1 年 間 の 日 次 金 利 の 標 準 偏 差 などで 測 ったボラティリティーを 主<br />
要 パラメータ-として 推 定 が 行 なわれる。<br />
金 利 感 応 性 - 証 券 価 格 の 金 利 変 化 に 対 する 感 応 度 のこと。「デュ<br />
レーション」の 欄 も 参 照 。<br />
逆 変 動 利 付 債 ; インバース・フローター 債 - 金 利 がベンチマーク<br />
金 利 の 変 化 と 逆 方 向 に 変 動 する 債 券 。 例 えば、LIBOR をベンチマー<br />
