homes were called "mobile homes" and "trailers." Owners of<br />
manufactured homes felt those terms were denigrating and<br />
disparaging and, consequently, those terms fell out of use. The<br />
term "manufactured home" generally does not include so-called<br />
"modular homes," which are more elaborate and expensive, and<br />
which usually are considered simply a type of site-built home.<br />
master servicer – see "servicer."<br />
master trust – a type of SPE that issues multiple series of<br />
securities (at different times), all of which are backed by a<br />
common pool of collateral. Master trust SPEs are most often<br />
seen in the context of credit card securitizations.<br />
monoline insurer; bond insurer – an insurance company<br />
engaged solely in the business of insuring bonds. <strong>Securitization</strong><br />
issuers sometimes use bond insurance as a form of credit<br />
enhancement for ABS. Most of the major bond insurers carry<br />
triple-A ratings from Moody's and Standard & Poor's. Some of<br />
the leading bond insurers are: Ambac, FGIC, Financial Security<br />
Assurance, and MBIA Insurance Corp.<br />
mortgage backed security; MBS – securities backed by specific<br />
mortgage loans and the payments on which are tied to or<br />
derived from the cash flows produced by the underlying<br />
mortgage loans. The term "MBS" sometimes refers specifically<br />
to mortgage pass-through certificates issued or guaranteed by<br />
Ginnie Mae, Fannie Mae, or Freddie Mac. In other contexts, the<br />
term is used more broadly to include CMOs/REMICs as well as<br />
MBS issued by private sector entities (i.e., private label MBS).<br />
municipal bond – a debt security issued by a state or local<br />
government. Interest paid on a municipal bond is exempt from<br />
federal taxes and may be exempt from state and local taxes in<br />
the issuing municipality.<br />
negative amortization – a situation where the principal balance<br />
of a mortgage loan increases over time because the monthly<br />
payment is insufficient to cover fully the interest accrued during<br />
a month. Negative amortization can occur in an adjustable-rate<br />
mortgage loan if the interest rate can rise more rapidly than the<br />
monthly payment amount. This can happen if adjustments to<br />
monthly payments are subject to limitations but adjustments to<br />
the interest rate are unrestricted.<br />
negative convexity – see "convexity."<br />
NIM – (1) net interest margin; (2) a securitization backed by the<br />
residual interest(s) from one or more home equity loan or<br />
manufactured housing loan securitizations. NIM securitizations<br />
often represent leveraged exposure to the credit risk and<br />
prepayment risk of the related HEL or MH transactions.<br />
non-performing mortgage loan - a residential mortgage loan<br />
that is in default and on which the borrower has ceased making<br />
payments. In essence, a non-performing loan represents the<br />
right to the eventual proceeds of the foreclosure on or other<br />
disposition of the underlying mortgaged property. Sometimes a<br />
servicer can resolve a non-performing loan with techniques<br />
other than foreclosure. Examples include taking a deed in lieu<br />
of foreclosure or helping the borrower to sell the property. In<br />
any such case, the servicer's objective is the same: to maximize<br />
the recovery on the loan as quickly as possible. In choosing the<br />
best strategy, a servicer must be able to accurately assess both<br />
the value of the underlying property and the time required for<br />
the whole foreclosure/liquidation process.<br />
notional balance – with respect to an interest-only (IO) security<br />
or other interest rate derivative contract, the amount used for<br />
calculating payments on the security from time to time. In the<br />

モノライン 保 険 会 社 ; 債 務 保 険 会 社 - 債 券 に 対 する 保 険 に 特 化 し<br />
た 保 険 会 社 のこと。 証 券 化 では、ABS の 信 用 補 完 の 一 形 態 として 発<br />
行 体 が 債 務 保 険 を 利 用 する 場 合 がある。 大 手 債 務 保 険 会 社 の 大 半<br />
は、ムーディーズ 社 及 びスタンダード&プアーズ 社 からトリプル A 格<br />
を 付 与 されており、 大 手 各 社 には、アムバック、FGIC、フィナンシャ<br />
ル・セキュリティー・アシュアランス、MBIA 保 険 などが 含 まれる。<br />
モーゲージ 証 券 ; MBS - 特 定 のモーゲージ・ローンを 裏 付 けと<br />
し、そこから 生 じるキャッシュフローに 償 還 が 直 結 している 証 券 のこ<br />
と。「MBS」という 呼 称 は、ジニーメイ( 政 府 抵 当 金 庫 )、ファニーメイ<br />
( 連 邦 抵 当 金 庫 )、フレディマック( 連 邦 住 宅 金 融 抵 当 金 庫 )のいずい<br />
れかが 発 行 ・ 保 証 するパス・スルー 証 券 を 指 す 場 合 もあるが、<br />
CMO/REMIC や 民 間 発 行 MBS(いわゆる「プライベート・レーベル<br />
MBS」)を 含 めた 総 称 としても 使 われている。<br />
地 方 債 - 州 や 地 方 自 治 体 が 発 行 する 債 券 。 地 方 債 の 金 利 は 連 邦<br />
税 が 非 課 税 となっており、 発 行 体 の 地 方 税 が 非 課 税 になる 場 合 もあ<br />
る。<br />
負 のアモチゼーション - 毎 月 の 返 済 額 が 金 利 をカバーしきれず、<br />
時 間 の 経 過 とともに 元 本 残 高 が 増 加 する 状 況 を 指 す。 変 動 金 利 モー<br />
ゲージにおいて、 金 利 が 上 昇 する 場 合 に、 毎 月 の 返 済 額 の 変 更 幅<br />
よりも 金 利 の 変 更 が 大 きい 場 合 に 負 のアモチゼーションが 発 生 する<br />
ことがある。すなわち、 毎 月 の 返 済 額 の 引 き 上 げ 幅 が 制 限 されてい<br />
るにも 関 わらず、 金 利 の 引 き 上 げ 幅 が 制 限 されていない 場 合 に 起 こ<br />
りやすい。<br />
負 のコンベクシティー - 「コンベクシティー」の 欄 を 参 照 。<br />
純 資 金 利 鞘 - (1) 純 資 金 利 鞘 ; (2)ホームエクイティー・ローン<br />
(HEL) 証 券 化 及 びマニュファクチャード・ハウジング・ローン(MH) 証<br />
券 化 における 残 余 権 を 裏 付 けとした 証 券 化 のこと。 純 資 金 利 鞘 の 証<br />
券 化 では、HEL ディールや MH ディールの 信 用 リスクと 期 限 前 返 済<br />
リスクに 対 して、レバレッジ 効 果 が 生 ずることが 多 い。<br />
ノン・パフォーミング 住 宅 ローン - 債 務 者 が 返 済 をストップし、デフォ<br />
ルトに 陥 いった 住 宅 用 モーゲージをさす。ノン・パフォーミング・ロー<br />
ンとは、 担 保 物 件 に 対 するフォークロージャー 行 使 やその 他 の 処 分<br />
が 行 なわれることを 意 味 する。 一 方 で、サービサーがフォークロージ<br />
ャー 以 外 の 方 法 でノン・パフォーミング・ローンを 処 理 できる 場 合 もあ<br />
る。 例 えば、フォークロージャーの 代 わりに 所 有 権 の 譲 渡 を 行 なった<br />
り、 債 務 者 の 物 件 売 却 を 援 助 したりする 場 合 がある。いずれの 場 合<br />
も、ローンの 回 収 額 を 最 大 化 し、 回 収 をできるだけ 早 期 化 するのが<br />
サービサーの 目 的 である。サービサーがどの 方 法 が 最 善 かを 検 討<br />
する 際 には、 担 保 物 件 の 価 値 とフォークロージャー 及 び 物 件 売 却 に<br />
かかる 時 間 を 正 確 に 見 積 もる 必 要 がある。<br />
想 定 元 本 - 金 利 のみの IO 債 やその 他 の 金 利 デリバティブにおい<br />
て、 証 券 の 償 還 を 計 算 する 際 に 使 用 される 金 額 のこと。モーゲージ<br />
証 券 における IO 債 の 場 合 、 想 定 元 本 は 裏 付 けとなるモーゲージ・プ<br />
