current coupon – (1) with respect to agency MBS, the<br />
pass-through rate on securities that will be backed by the<br />
conforming mortgage loans currently being originated; (2) the<br />
pass-through rate on agency MBS having the highest price<br />
below par; (3) the pass-through rate on agency MBS being sold<br />
most actively by mortgage originators. Pass-through rates on<br />
an agency MBS are set in half percentage point increments<br />
(e.g., 5%, 5½%, 6%, 6½%, 7%, 7½%, etc.). In general, at any<br />
time, the current coupon in the sense of (1) above is<br />
approximately 50 basis points below prevailing rates on<br />
conforming mortgage loans.<br />
cusp coupon – (1) with respect to agency MBS, the next highest<br />
pass-through rate above the current coupon; (2) agency MBS<br />
having the pass-through rate corresponding to the interest rate<br />
on mortgage loans whose prepayments are the most sensitive<br />
to changes in interest rates. Agency MBS at the cusp coupon<br />
display the greatest degree of negative convexity.<br />
debt service coverage ratio; DSCR – a measure of a property's<br />
ability to support payments on debt that it secures; with respect<br />
to a commercial mortgage loan, the ratio of monthly revenue on<br />
the mortgaged property to the scheduled monthly payment on<br />
the loan. A debt service coverage ratio near or below 1:1<br />
indicates that a loan may be in distress.<br />
debt-to-income ratio; DI ratio; DTI – a measure of a borrower's<br />
capacity to repay a loan; with respect to a residential mortgage<br />
loan, the ratio of the borrower's scheduled monthly mortgage<br />
payment to his monthly income (including one twelfth of other<br />
recurring annual income, such as bonuses). Traditional<br />
guidelines for conforming loans specify that a borrower's<br />
monthly mortgage payment should not be more than 28% of his<br />
gross monthly income and that all the borrower's total monthly<br />
debt service (including mortgage, auto loans, credit cards,<br />
student loans and all other debt) should not be more than 36%<br />
of his gross monthly income. The traditional guidelines for debtto-income<br />
ratios became less important in mortgage loan<br />
underwriting following the widespread deployment of automated<br />
underwriting systems such as Desktop Underwriter (DU) from<br />
Fannie Mae and Loan Prospector (LP) from Freddie Mac.<br />
defeasance – satisfaction of debt before its scheduled maturity<br />
by transferring U.S. Treasury securities that will produce a cash<br />
flow sufficient to make all remaining scheduled payments when<br />
due. In a typical scenario, an issuer of bonds may defease its<br />
obligation on the bonds by transferring appropriate U.S.<br />
Treasury securities to the trustee for the bonds.<br />
delinquency – the condition of having failed to make one or more<br />
scheduled payments on a debt obligation. A borrower may be<br />
considered delinquent on its debt as soon as the due date for<br />
payment has passed, even though a grace period may apply.<br />
There are a number of different (and incompatible) methods that<br />
servicers of securitizations use for reporting delinquencies. For<br />
example, suppose (1) a securitized loan has payments due on<br />
the first of day of each month, (2) the servicer of the<br />
securitization reports on the condition of the loans as of the last<br />
day of each month, and (3) no payments are made on the loan<br />
from January 1 through April 1. Three reporting methods would<br />
treat the loan as follows:<br />

MBS のパス・スルー 金 利 は 0.5% 刻 み(5%、5½%、6%、6½%、<br />
7%、7½% 等 )で 設 定 されており、(1)の 意 味 では、コンフォーミング・<br />
ローンの 現 行 金 利 を 約 50bp 下 回 る 水 準 を 指 す。<br />
カスプ・クーポン - (1)エージェンシー 発 行 MBS で、カレント・クー<br />
ポンのすぐ 上 のパス・スルー 金 利 ; (2) 裏 付 けとなるプールのモー<br />

ジェンシー 発 行 MBS のこと。カスプ・クーポンのエージェンシー 発 行<br />
MBS は、 負 のコンベクシティが 最 も 大 きい。<br />
デット・サービス・カバレッジ・レシオ; DSCR - 担 保 物 件 の 債 務 返<br />
済 能 力 を 測 る 尺 度 の 一 つ。 商 業 用 不 動 産 モーゲージの 場 合 、 担 保<br />
不 動 産 から 生 じる 毎 月 の 収 入 とローンの 毎 月 の 返 済 額 の 比 率 として<br />
算 出 する。DSCR が 1 対 1 かそれ 以 下 となった 場 合 は、ローンが 支<br />
払 困 難 に 陥 っていることを 示 す。<br />
返 済 負 担 率 ; 負 債 年 収 比 率 ; DI 比 率 - 債 務 者 の 債 務 返 済 能 力<br />
を 測 る 尺 度 の 一 つ。 住 宅 用 モーゲージでは、 毎 月 の 返 済 額 と 債 務 者<br />
の 月 収 (ボーナスなどその 他 の 収 入 を 月 額 換 算 したものを 含 む)の<br />
比 率 として 計 算 する。コンフォーミング・ローンの 一 般 的 な 基 準 では、<br />
毎 月 の 返 済 額 が 総 所 得 の 28%を 超 えないこと、また 債 務 者 の 毎 月<br />
の 金 利 支 払 総 額 (モーゲージ、 自 動 車 ローン、クレジットカード、 学 資<br />
ローン、その 他 の 債 務 )が 総 所 得 の 36%を 超 えないこと、となってい<br />
る。しかし 最 近 では、ファニーメイの「デスクトップ・アンダーライター<br />
(DU)」やフレディマックの「ローン・プロスペクター(LP)」といった 自<br />
動 引 受 システムが 普 及 しているため、 負 債 対 収 益 比 率 など 従 来 型<br />
の 引 受 けガイドラインの 重 要 性 は 薄 れている。<br />
ディフィーザンス - 債 券 の 最 終 償 還 日 を 待 たず、 残 存 期 間 の 元 利<br />
金 支 払 いに 十 分 なキャッシュフローを 生 じる 米 国 債 に 債 券 を 差 し 替<br />
えることで 債 務 を 弁 済 すること。 典 型 的 な 例 として、 債 券 発 行 体 が 米<br />
国 債 を 受 託 者 に 移 転 することにより、 債 務 履 行 義 務 を「 無 効<br />
(defease)」にする 場 合 などが 挙 げられる。<br />
支 払 延 滞 - 債 務 償 還 が 1 度 以 上 滞 っている 状 態 のこと。 支 払 猶 予<br />
期 間 が 適 用 される 場 合 でも、 支 払 期 限 が 過 ぎた 時 点 で 支 払 延 滞 と<br />
みなされることがある。 証 券 化 においては、サービサーによって 支 払<br />
延 滞 の 分 類 基 準 が 異 なる。 例 えば、(1) 証 券 化 されたローンの 返 済<br />
期 日 が 毎 月 1 日 、(2)サービサーは 月 末 にその 月 のローン 返 済 状<br />
況 をまとめる、と 想 定 すると、(3)1 月 1 日 から 4 月 1 日 まで 返 済 が<br />
全 く 行 なわれなかった 場 合 の 返 済 状 況 の 取 り 扱 いは 以 下 のようにな<br />
