CONSTRUCTION AND<br />

BUILD SYSTEM<br />

The new build units (with the exception of the<br />

two bungalows) have been constructed on-site<br />

using traditional masonry build. The external<br />

walls were constructed as a cavity wall with<br />

an external brickwork skin, a fully filled cavity<br />

containing mineral wool insulation, and an<br />

internal skin of ultra lightweight aggregate<br />

blocks, finished using standard plasterboard<br />

on dabs. In some places external rendering<br />

and cedar cladding has been used.<br />

The floors were constructed using concrete slab<br />

over a layer of urethane insulation. The roof<br />

was constructed using pitched timber truss and<br />

concrete interlocking tiles. The mineral wool<br />

insulation used in the roof was laid in two<br />

layers in order to achieve the required U-value.<br />

SUSTAINABILITY<br />

FEATURES<br />

Sustainability approaches and features<br />

incorporated into the scheme include high levels<br />

of insulation, the use of environmentally benign<br />

materials, low energy lighting, the<br />

use of water butts to collect rainwater <strong>for</strong> the<br />

garden, low water use sanitary ware and the<br />

design of all <strong>homes</strong> to Lifetime Homes. A heat<br />

recovery exhaust air heating and hot water<br />

system was also installed. A home user guide<br />

is to be provided to residents alongside training<br />

on how to operate the heat recovery exhaust air<br />

heating and hot water system.<br />

Seventeen of the socially rented <strong>homes</strong> will<br />

also feature photovoltaic panels, which were<br />

installed by Shoreline Housing Partnership in<br />

order to tackle fuel poverty issues <strong>for</strong> its tenants.<br />
