INTRODUCTION<br />

Southcroft Park is a development of<br />

10 terraced <strong>homes</strong> located in Stanley,<br />

County Durham. The <strong>homes</strong> are located<br />

on a much larger site in a deprived area<br />

of the north-east of England. Funding from<br />

the housing association (Isos Housing<br />

Group) allowed the completion of the first<br />

10 <strong>homes</strong> to <strong>Code</strong> Level 3 on the site.<br />

Keepmoat Homes approached Isos in the<br />

autumn of 2008 to discuss the opportunity<br />

<strong>for</strong> an Registered Social Landlord to be involved<br />

in the project and to ensure these units were<br />

completed. The estimated costs associated with<br />

building the 10 units to <strong>Code</strong> Level 3 were<br />

presented to Isos. A bid was submitted to the<br />

Homes and Communities Agency (HCA) whom<br />

subsequently committed the required funding.<br />

The relationship <strong>for</strong>med between the developer<br />

and the housing association has seen the<br />

provision of af<strong>for</strong>dable <strong>homes</strong> on a site that<br />

had previously achieved planning without<br />

the provision of any af<strong>for</strong>dable housing.<br />

The project was originally designed to meet<br />

the criteria <strong>for</strong> EcoHomes Very Good, although<br />

the final target was to achieve <strong>Code</strong> Level 3.<br />

The developer has found the transition from<br />

EcoHomes to the <strong>Code</strong> <strong>for</strong> Sustainable Homes<br />

to be relatively smooth, with few alterations<br />

to the standard product.<br />
